Please Help-Is it POSSIBLE to Buy a 2 BR/2BA TH for 300k in Monmouth County...
Is it POSSIBLE to Buy a decent 2 BR/2BA (with a small den/office/loft) TownHouse for 300k in Monmouth County???
-with reasonable taxes (under 6,000)
-reasonable maintenance fees
-safe/healthy area
-convenient to GSP (but NOT on a congested highway)
-not in need of major reno
So far we have looked in Ocean at a 2 BR/2BA, plus a den and 2 car attached garage...asking $325k... Price was OK...
But the taxes were $6,000 and the Monthly Maintenance was $300, which means we would be paying $800 a month before we even made our 1st mortgage payment. I just can't rationalize this kind of expense.
We have looked into a few other areas, but so far have come up empty.
We have also been considering Tinton Falls, but truthfully I am very concerned with the landfill by Shafto Road.
I like Oceanport...but the traffic congestion by the track is a big concern.
Red Bank is a great place to visit on Saturday night, but it seems as though it is better suited for boutiques and restaurants rather than every day life.
Can anyone suggest an area of Monmouth County that fits our criteria...or perhaps there is nothing affordable in our price range (300k). Are all the property taxes in Monmouth County in our price range in the $6,000 neighborhood?
Any suggestions for locations in Monmouth County are much appreciated...thanks!

i believe you can certainly find 2bed/bath for $300k and under $6000 taxes in Middletown/Holmdel area. try looking in Realtor.com. Both have easy access to exit 114/117. You can find in Manalapan too but it does not have easy access to pkway/turnpike.

Cherry Tree Village in Middletown.
This realtor: http://www.anathomas.com/
lives there. The "Clubhouse Drive" pic on her site is at CTV. I cannot recommend her as I haven't done business with her--only met her at an open house and I get her newsletters, but if anyone knows that place, she does. Just FYI.

My suggestion would be Howell Twp. Close to the Parkway and Rt. 9, home prices/taxes not too bad. If you're interested in Ocean too, how about Brick Twp.? Pretty much the same prices as Howell for the most part and taxes aren't too bad at all.

I just sold a th in TF for 288k. It was really nice. it was an end unit 3 bedroom, 2 1/2 bath w/ garage. There are others on the market that are similar. The maintenance is about $150/mth. Taxes were about 5400/yr. You could smell the dump sometimes, but it was not that bad. There is also a number you can call if it is really bad. I grew up in Society Hill (my parents house is actually on market) it is nice too, but I think you will like Fox Chase more. The townhouses in Society hill are very small.

Truthfully I am just not at all comfortable with buying a TH in Tinton Falls that is near a landfill...
It seems as though the "good deals" and reasonably priced TH's are in that radius...and are priced lower for a reason.
Are the Fox Chase TH's near Shafto(sp) Road? Which appears to be the "hot" spot...

Is that the name of the complex? What City/Town?
Do you have any idea what the Maintenance Fee or Taxes are?
Thanks
