When a place has a violent crime rate 3x or 4x the national average, you can say it's relatively safe, but a reasonable person would not.
There are towns where the cancer rate is three to four times the national average; would you label a person who calls any of those towns safe unreasonable?
Have you looked in Harrison, right across the river in Hudson County? It's much safer than Newark, smaller, and you might be able to get something to fix up for a good price. Not sure about the $70k, as property is still kind of pricey in the are because of it's closeness to NYC. Good luck!

As irrational as it may seem, people usually mean "safe" from violent crime. To recommend an area with a high crime rate to someone who is seeking to minimize risk of victimization is not helpful.
Likewise, if they were looking to minimize their cancer risk, then recommending one of these high cancer towns would be disingenuous.
For the price your looking at is going to be in a area that is very run down and need a lot more money to fix. I was looking at some property last week. I'm a realtor and was looking for some investment property for a client but most of need a lot of work.

my brother is in 10029. its funny, my dad mentioned to me that my brother seems to think that we dont want to go visit there because of the area and if we want to keep everyone happy we shouldnt have that opinion.
