Mullica Hill - Farm vs Residential Property Taxes
I've recently started a new job in Camden and will be relocating my family to this area in the near future. I've been looking at homes in Gloucester and Camden counties and have found a number that are interesting. One of the more interesting homes I've found is in Mullica Hill. It is everything I want and then some, especially on the property taxes side at over $13k!
My realtor has mentioned that in Mullica Hill some people... hmm... sub-divide their property and create what he referred to as a "gentlemen's farm". They basically allow a portion of their property to be used to house horses. The property I'm looking at is 3 acres, way more then I need. I would have no issue at all allowing someone to come and keep horses on 1 acre of that if it lowered my property tax burden (apparently it's the norm to allow the people to use the land for free in exchange for the lower property taxes the owner pays?). My issue is I have absolutely no feel for what this really does for property taxes. Are we talking a $1,000 annual decrease, or 30 - 50%?
I've done some google searches and found absolutely no information on this. If anyone here has any info it would be greatly appreciated! Thanks!
