Default NJ Rental

I moved into a loft conversion 2 years ago and signed a residential lease with the option to obtain a space in the same building (2x the size) with no penalty. The space was advertised as a live/work space. I recently obtained that space and signed a commercial lease 5 days after moving in. My floor was completely renovated. We have a full kitchen, washer/dryer and 2 seperate bathrooms with tubs. My landlord asked me to get a certificate of occupancy for the business portion. When I went to the city, they advised me there were no CO's or permits on file. I stopped paying rent and he has threatened to evict me. Does anyone know what my options are? Should I continue to pay rent? Report this to the city? Can I sue for damages since my investment into the space has been high. I have 2 children and have been asked by the LL to move within a week. Any advise would be appreciated.

You need a lawyer.

Here is a Tenants Rights website that might help in the meantime. Keep paying your rent. I believe it's quite hard to evict someone anyway, but you don't want to give him reason right now.
