Avon Drive in East Windsor, NJ
A realtor took me to look at condos today in East Windsor, NJ. One of our stops was the Avon Drive condos. Does anyone know anything about these--good place to live or not?

Are they a separate development from Twin Rivers? Looks like they are right in there.
I see that the taxes are low, but the association fees are approx. 450. Is that a month? A year? If those association fees are 450/month, recommendation to avoid like the plague.
Instead, I would recommend Windsor Mill. How big of a condo are you looking for?

You need to go to that area when everyone is out and about. You can see how much parking is available when everyone is home. There's also a LOT of rental apartments in that development.
If you can, try looking at townhouses in a different area.

Are you looking at American Way condos? I used to live there on Avon Drive, but I was a renter. I really liked it... To this day I regret leaving there...

Thanks so much for the info everyone. The association fee is high and that is a concern. Also I did get the impression that almost everyone is renting, not owners.

Remember - property tax is deductible, association fees are not. If those assoc. fees are truly 430 a month, that's absolutely insane for a 900 foot condo. There's a ton of places with more space that are less money for association fees.

If you're looking in East Windsor, I'd recommend Georgetowne, or Oak Creek Estates. The entire area of Twin Rivers is hit or miss.

I live near Avon Drive, on the south side of Route 33, and the area is pretty good. In the summer, there are lots of people walking around. Near Avon Drive, you will find the library plus a few amenities (CVS, take out places, dry cleaner, etc.). Bagel shop in the shopping center is also very good.
Overall, Twin Rivers is a nice place to live. Not too sure about the apartments, I have seen people milling around there, but I think that is the expectation anywhere there are apartments.
I am certain the association fees are yearly, because I own a much bigger place and pay significantly less per month. Association fees include garbage, recycling, snow removal, pool use. You can direct message me if you have any Twin Rivers questions.
