Open kids business: Clifton, Nutley, Cedar Grove, Montclair, Verona??? (Passaic: Home Depot, safe area)

Ok I plan on opening a kids party business in northern NJ as an investment. The zone that I need to open the business in is from Glenn Ridge Exit 147 off the Parkway to Exit 156 Clifton area. I could go as far east as Route 21 and as far west as Verona, Cedar Groves, Little Falls and Woodland Park. Basically the Parkway goes right thru the heart of my zone. I need 10,000 square feet with 22' heights.

I'm looking for a light industrial space, but it needs to be in a nice and safe area that parents would bring their kids to.

I currenlty live in Burlington Township, but I'm originally from Colonia. I know a little about the areas above, but not nearly enough as I probable should.

This is what I know...

No Passaic or Bloomfield. Watch out for parts of Clifton.

Money is located in Verona, Cedar Grove, Glenn Ridge and Upper Montclair, but is there warehouse space available in these areas???

Route 3 in Clifton near the Home Depot is Allwood Rd. would people from the places above drive to this area???

Please any help would be greatly appreciated.

Not from that area, but in Waldwick (Bergen county) there was a business exactly like you described called unbelievabills that recently went out of business. Might want to look into that space if you are willing to move east on the area.
