Question about North Middletown Harmony section wetlands
Hi,
I'm looking at a house in North Middletown on 13 Melody Lane:

I got a map from the town that shows "Deciduous Wooded Wetlands" covering almost the entire yard. The town, realtors, lawyers, and owner haven't been able to give me a definitive answer on whether or not this is truly Wetlands and stated an environmental engineer will need to assess it. I am also concerned about a 50 or 150 ft buffer zone that prevents building a certain distance from Wetlands. The NJDEP can come out and do a site inspection but it could take up to 90 days and permission is needed from the seller. There is also a drainage easement on the property. Neither the Wetlands or easement was on the seller's disclosure. My concern is I'd like to put in an inground pool if I purchase this property and fear this is truly Wetlands and I won't be able to. I attached the map which shows the area in question. Does anyone have experience with a similar issue, know the area, and what building limitations there are if this is determined to be wetlands? Any help is appreciated.
