Depending on your vantage point, Route 1 is not necessarily limited access....it is the gateway to NJ!! Just kidding. The HOA fee is very reasonable when you consider that the community has the best curb appeal in the area---beautiful trees, lawns, foliage. At $400 a month it beats the newer communities like Windsor Ponds where you are paying 250-300 a month for 5-10 square feet of grass that looks just like your neighbor's. And if you lived in a single home, how much would it cost you to landscape? Say you did it yourself, how much would the ride on mower and time and effort for a less-than-perfect result cost you?

Did they ever fix all of those, er, issues? That's why it's 400 a month from what I understand, right? They had that huge assessment.

They fixed some issues that originated from the original construction in 1986-1987 about 10 years later (97 or 98), long before I got there--I think it was the rooves. Don't think it was all of the parcels. I don't see how people can say $400 is a lot for a monthly fee. I have friends who live in luxury condos in Long Island that have zero grass and foliage and they are paying $1000 a month (gym may be included). At Princeton Landing and similar communities you are paying for the curb appeal and safety and the fact that your neighbors (well mine) work at the UN and Goldman Sachs. This is the number one community in many ways, but for a NYC or Philly commuter especially.

It's kind of high, but I think that work that they did is in there somewhere. But it is a condo, not a fee simple townhouse.
