Montclair is half and half, the north side of it which they call "Upper" Montclair - by the college - is very nice and probably very expensive. The south side by the downtown area does look pretty deceiving and kind of reminds me of a rundown version of Princeton, it's probably fine though I don't know of anyone who's gone there and had any problems, although I do believe it borders East Orange down that way.
