I'm not a realtor, but a lot of the houses I saw early in the summer in Springfield are still in the market. I just started to look in EB, so I really don't know.

Springfield's downtown isn't very good, but Springfield itself is close to 22 for shopping, the Short Hills Mall is nearby, and Summit and Westfield have better downtowns--Westfield's is better than Summit's. There's a train station in Summit, and a different line in Westfield. You can easily get to Ikea and J.G. outlet mall, if that kind of shopping is important to you. These things are important to my quality of life, but YMMV. Can't say how any of this compares to EB as I've never been there.
