thanks for that info. i dont know where in montclair my husband visited (im in france at the moment and hes in new york) but he said he didnt liked the homes one on top of the other. he said he absolutely loves millburn (and even took pictures, have to admit, it looks pristine)
i dont want to live in a small town with "bad areas", for that i may as well stay in manhattan. safety, community and space are my main concern. i guess i will be visitng millburn soon.

One comment I have on Montclair since I have two close family friends who have lived there for years- is they have experienced some issues with crime. Particularly, break-ins. The issue with Montclair from what I've heard & seen is that their are some bad spots within the town. While overall, its an upper middle class town, their are some lower income spots that have some issues.
the school system is also okay but not in the same level of a Millburn, a Livingston or a Glen Ridge.
I've heard that you find many high income Montclair residents send their kids to private schools.
Upper Montclair is excellent. If one can afford Upper Montclair, its a great town with lots of wealth.

My advice is rent for awhile and see if you like it. I've been in Short Hills for 15 years. It is so not the City. I know people who came here from manhattan and moved back. That said, downtown has really improved in the past 10 years, the school system is the best in the state, house prices are high and so are the taxes. NJ transit is not great - especially compared to Westchester and even Long Island. Maplewood has a very cute town and houses cost just more than half of what they do in SH. I'm telling you - you're not missing any run-up in prices - rent.

My personal opinion is that the town is overpriced. I've shown homes there a number of times and each client opted for other areas for the better values. And yes, they could have easily afforded the homes but just didn't feel they warranted the pricetag.
