Has anyone tried to appeal your taxes?
Do you present to town or county? What is the criteria.

I believe it's county, and make sure you have proof of why you think your tax assessment in incorrect. I'm doing it this year. Cannot even think to sell my house for what it's assessed for. AND - it costs you to appeal. Good luck.

JerseyT719 Do you know how much it costs to appeal? I will be doing this myself come January. I just had my house appraised when I refinanced and they valued it at $200K when the township says it's worth $271K. They told me I have to file my appeal between January and April but she never mentioned any charges.

I believe it's $25 or $45 dollars to do and you have to go to your county office.
I'm going to appeal mine this year as well, especially after not getting a rebate, mine are way too high and I could never get what I'm assessed at.

There are threads already about this. You can't file until you get your bill sometime around April. Then you will have 45 days to file. You have to show your house is valued at 15% less than what you are at now...or it's in the margin of error and you'll get no reduction. Comps from similar sold houses (including yours) as long as it was bought in the right time frame) can be used. Other house assessments are useless to you. Good luck!

You submit the form (and fee) to the County, but copies go to the City Clerk and to the Assessor's Office in your town.
You have a roughly 90-day window to do this next year, ending April 1st.

FYI, you're not appealing your taxes -- you're appealing your assessment. And you're going to want to present several comps, not just your appraisal.

No, that's wrong. In January, you should receive a notice from your local assessor, stating the assessment of the property and the taxes you paid. Once you receive that, you can go to your Assessor's office and pick up the necessary forms, and instructions on how to fill them out.
If you wait until April, you'll miss the April 1st deadline, and ther's no way to get around that.
