This house is overpriced. I recently appraised something quite a bit better in Rio Vista right around the corner. Same size, same quality, totally updated with top of the line materials and finish, more high end wood than you could shake a stick at, indoor and outdoor lagoon pool with waterfall, indoor basketball, lit outdoor pro-level tennis. The indoor pool was completely decked out with beautiful murals and surroundings reminiscent of a mini-version of a pool at a Las Vegas casino. Completely finished basement with gym, theater, professional vintage ice cream fountain and bar, craft room, professional billiard parlor. And completely private, not visible from the road, same 2 acres. I appraised it for $8.5 million. I do believe that the asking price for this house is a pipe dream.

This is a misconception. Most agents get 1.5%. The 6% commission is split in half between the brokerages, then in half again between the broker and the agent. Plus, the typical commission is often 5%, so the agent ends up with 1.25%. Not bad, but not nearly the king's ransom that everybody talks about.

Plus, if you market an Alpine-class home, your expenses easily run into the tens of thousands of dollars. And many times, the house never sells, and you end up getting absolutely NOTHING.

Again, not complaining, I love the biz and and would not do anything else, but it is not the easy money that most people think it is. In fact it is one of the hardest ways to make an easy living...
