Just looking to have a small home with a yard, 30 min train ride into NYC, starter home... Any thoughts?

Are you OK with a fixer-upper? How about a townhouse/condo? $300k doesn't buy much within 30 minutes of NYC, but if you're not expecting much, you'll be OK. "Starter home" has grown to mean "4 br, 2.5 ba, 2,500 sf, with granite counters and stainless appliances" to many.

30 minutes for 300k? Check towns in southern bergen county which are on the NJ transit line.

Rutherford, Lyndhurst, Wood ridge.

Also Bloomfield in Essex.

We are just at the beginning of our search. I don't mind a fixer upper but what's important to me is a nice neighborhood and a yard. I have some friends in bloomfield who are happy with their digs.

A lot of truth to that.
REAL starter homes are what your parents bought in the early sixties for 20K, 3 BR 1 bath ranch on a 50X100 lot. lots of them in Piscataway for under 300K.
4 br 2.5 bath with granite on 1 acre in a good location and good schools you better plan on spending north of 600k

If the commute is the important thing, focus on that.... 30 minutes to NYC is going to be focused on towns right on the train line with a direct shot to mid town or secaucus transfer station or hoboken.

Rutherford, Lyndhurst, Saddle Brook, Elmwood Park

In that price range I would rather be in Rutherford than any of the others mentioned. It's got a nice down town area and train station that can take you to NY in 30min or less

You can probably get a decent amount of homes in good towns for 300K in this market.

There is a bank owned property located in cranford for under 300k. I think it's from Chase. Walking distance to train, decent lot. However, you do require some work. Estimate about 50k to fix it up. It's a 4 bedroom if you count the attic room.
