No way JC will catch Newark in 2010 census,Newark is 2nd fastest growing city in northeast behind Boston plus Newark has a 30.000 lead.

Does JC have pro sports Like Newark (NETS DEVILS REDBULLS) Does JC have the 6th largest performing art center in the USA (NJPAC) does JC have a museum like the Newark museum which is the largest in the state of NJ and has world class collections in art (the Newark museum is also planning 200 mil plus expansion) these attractions plus 270 bars and restaurant in downtown and the
ironbound will attract more investment then JC.

Well U know what, I recently looked at this zip code website that showed the estimated population now compared to 2000 and all but 1 Newark zip code showed a LOSS of population which is 07103, not exactly known as an "up and coming revived" zip. The rest of the zips including 07105 and 07102 show a small loss of population since 2000.. Is it because the cost of living is rising there or people are moving into the nicer burbs? The data is contradictory to official estimates that put newark at 280,000 compared to 273,000 in 2000 . http://www.zipareacode.net/zip-code-07103.htm

I think Newark has much more going for it as well but the crime rate and schools will keep it down. The 'gangster' population isn't going anywhere because Newark is cheap (or reasonable for NJ) . Newark is a haven for immigrants students general hard-working class and african americans and I wouldn't want it to become too yuppified and hip like Jersey City has.

Technically you can't include the red bulls since red bull arena is in Harrison.

JC Heights hands down. JC has areas where there are million dollar properties. Trump is in JC not Newark.

Newark is about to start construction on 6 high rises , 2 museums , 3 Educational facility , a streetcar line and a riverfront park sometime this year or early next. Most should be completed by late 2011-12. Jersey City and Hoboken are almost full.

Good point. JC and Hoboken are fully developed making their real estate more valuable. Plenty of empty lots available in Newark for development. Scarcity increases value.
