I have rented a shop for 14 years that has a rental home attached in the back. We share a parking lot and the new tenant has been screaming at my customers for parking back there (bear in mind they are in and out). I confronted her and she was so verbally abusive and threatened to sic her 5 dogs on me.
She has also made insane accusations to my employees and friends such as I steal her mail, steal her hot water, have my male employee try to rob her.
I called my out of state slum lord (oops I mean landlord) and he doesn't want to get involved.
After the last incident I had the police come and take a report. I am losing customers because they don't need to be screamed at. If I have to move I want to know if I have any legal claims to punitive damages.
Agree..plus i would call the SPCA..having five dogs you will need proper kennels as in cages/shelter, cleaning of waste, fencing to protect others..Doubt they have that!
And while the process is in the works with an attorney and animal control, it wouldn't hurt to invest in an inexpensive security camera, aimed out back in order to record and have on record her actions and behavior toward customers and your employees as well. These camera systems are very reasonable now, and of course will do double-duty as a possible deterrent to thieves, anyway. If she's this crazy, having a video record of her antics is very advisable.
Not sure of the exact laws in NJ, however, if she is under the same landlord as you (as you seem to indicate), then I'd bet on some level he would be held responsible if she ever "let the dogs loose" on your or your customers since it's his property, or possibly even if she got physically confrontational as well - the attorney will be able to go over the specific local laws. Once the landlord is made aware of his possible liability, he'll probably take action as money speaks loudly even if common sense does not.
There are some real morons in this state. Some lady threatened to run me over and flinged a lit cigarette at me because I was putting up flyers for my business in her apt complex and told her I wasn't breaking the law. Most people in this state are good it just seems you are part of the 5% that lives next to a nosey moron. Honestly, it just seems like some people here are ready to start WWIII at the drop of the dime. Were some people just born wrong or did their mom sip too much water out of the Passaic when she was pregnant?
I am curious though if your customers are parking in spots that are designated as hers? Even if they are in and out, I see her point if they are. I only have one parking spot here and often when I come home someone is in it. I have to hunt them down, door to door to the stores and invariably it is some person who huffs and grumbles that they were only stopping for a few minutes (never mind the sign that says "Apartment ___ Only". It is really very rude if they are parking in HER part of the lot.
