a seller's agent shows me his property (i have no buyer agent)..

he then takes me to another property technically not his, but brokered by another realtor in the same firm/office that he works for..

if i put a bid on that second property... does the first realtor become my buyer's agent and does 2nd realtor normally give him half or part of his commission? (this will affect my negotiations)

also, what if the second realtor was not from the same office/firm.. would that change anything? let's assume no contracts were signed for 1st realtor to represent me..thanks much.

This should have been explained to you before the property was shown in the CIS (Consumer Information Statement) Since this agent showed you both properties he may have procuring cause if you decide to purchase either of those properties. Dual disclosed agency is legal in N.J., however, the agent has to step back, and cannot disclose to either party if the seller is willing to accept less money, or if the buyer can pay more for the home.

Never had a CIS... he showed me the property last tuesday, asked me if i wanted to see a similar property couple of towns over.. all he gave me was his business card, and info sheets on both properties that's it.

nothing was signed.
