1. Put in the lease "listing agent get 1%" and "selling agent get 4%" commission, then thousands of realtors will be on your side and show yours first.

2. If you try to find next realtor, you may want to go to realtor.com to find listing agents who take "lots of nice pictures" of their listing.

3. Make sure your listing agent will hold Open House and do marketing before Open House not just put out side and waiting for neighborhood other listing agent to do marketing on their open house.

If you are going to sell you by yourself, make sure you know many powerful for sale by owner sites such as forsalebyowner.com craigslist.org ...etc. And you want to hold Open House yourself too.

Due to the fact mortgage rate jump, if you do not have have to sell, you may want to take off market for a while, soon when gas price keep going down, the mortgage rate will be too, then you sell again ... Track Economic Index Trends and Graph Financial Industry Rates
The only flaw in this approach is that you want the most servie from the agent that will get paid the least.... Would you want to do your present job as if you were on steroids and btw we are cutting your income by 2/3's enjoy your day. I would personally rather sell someone elses listing than do the work required for that one at that rate of incentive.

I'm sure many will look at this as something horrible yet they in their world of work would never want to deal like this. I'm be honest about how I and I,m sure many others would look at it. I can tell you when I have worked on homes where the agent got 1% that agent did nothing and I mean nothing. return calls, send any contracts to the parties... One didnt even know if the property was closing.

You indeed get what you pay for. If agents are reading this they are likely agreeing with me while some people are saying, I would never want you as my agent... whatever. I at least tell the truth and I work hard for all my clients. I don't set myself uup with deals like this as I don't want a reputation of not lifting a finger.

Guess this opinion is worth what you paid for it.

BTW realtors on average get more than 23% higher sales prices than FSBO's at that rate you could offer 10% to both sides and still make more.
FSBO's have few resources to get loans, title , inspections and even all the proper documentation in place. I had a person that wanted to go the without realtor way ( as a buyer) they ended up without a home and lost a $2500 deposit... ouch guess they saw them coming.
