Gloucester County info- Please help! (Camden, Vineland: real estate, rentals, low crime)

We are looking into the possibilty of moving to NJ , can anybody please give us as much info as possible on Gloucester County? What towns would be a nice safe area to raise a family? Areas not more then 35 minutes ( drive time from Philly).

I'm currently on the other side of the country ( Nevada ) so i know very little about Gloucester County at all.

Are there any areas where we might find a single family home in the 240-270,000 range? If so what do the property taxes average there?

What areas are the areas to avoid?

What areas are known to have the best schools?

And finally is Gloucester County currently an area thats growing? Or an area thats falling apart like many other areas in the U.S?

taxes run from $5,000 to $15,000 per year. Go towards cherryhill,voorhees,mullica hill and harrisonville,nj. Taxes,car ins. Are all very high in nj. I pay $120 per month for a 2004 jeep liberty and clean license. Stay away from clayton,pennsauken and any towns off of route 130 n or s. If you want more country go towards pilesgrove,nj or woodstown nj. All of your ocean county schools are the best. Try looking into lancaster pa or lake wallenpaupack,pa

We're going to need some more info... you mentioned your budget but no mention of rooms... I'm sure you can find a 1 bedroom 1 bath townhouse for that budget easily... but you aren't going to find a 5 bedroom 3 1/2 bathroom home anywhere you wanted to live... if you're set on Gloucester county, Mullica Hill, Woolwich, and Swedesboro tend to be the areas with the decent school systems... a newish 4 bedroom 2 1/2 bath tends to run low 300's with taxes in the 8 - 11k range... you can find cheaper homes that size which are older and there are some newer 3 bedroom homes that start in the mid 200s.

Within 30 minutes of Philly you can also reach Camden and Burlington counties but the homes will be smaller and older for the same price.

If you're very price sensitive you can look in Delaware. You'll save about $600 a month in taxes but the school systems are horrible and the homes are more expensive.

I am a New Jersey DEP licensed radon specialist with 20+ years experience in testing and mitigation of homes with excessive radon levels. Gloucester County is nice but most of the townships within the County boundaries like Deptford, Mantua, East Greenwich, Harrison Twp., Mullica Hill, Swedesboro and Woolwich along with many others are in Tier One high incidence radon zones which means a minimum of 25% of the homes have unsafe elevated radon levels......bottom line is that if your buying in Gloucester County be sure you get a radon test with your home inspection.

personal experience here... I'm not a realtor, as I see, you can find a lot of those. I live in Gloucester Co. and have most of my life. The best areas are (to me) Franklin Twp., Monroeville (some parts are gloucester, some are salem... the whole area is beautiful), Elmer (although considered Salem co. 5 minutes from gloucester), Malaga, Elk Twp., and Woodstown, also Buena and Washington Twp.... here are my reasons for all: Great school systems, lovely scenery, nice people, middle to upper middle class, close to all cities... Philadelphia 30-45 minutes, Atlantic City 40mins-1 hr. (closer in buena), Deptford (where the mall is) 20-30 mins, Delaware (close to Woodstown about 15 mins), Vineland/Millville (also great shopping area) 20 mins.... close to cities without city living. Areas to avoid... Inner city Vineland, most of Millville (Millville has a great arts district though), Paulsboro, some parts of Woodbury ... if I think of more I will add. Elmer has a great hospital, which is rarely overly busy. Vineland also has nice hospitals. Cooper in Camden is a great hospital in a horrible city. Washington Twp. also has a great hospital, and doctor offices. The towns I listed are also very quiet. Good Luck!!

Edit- I pay $3,500 in property tax for a 3 bedroom rancher. I imagine it would be more for a bigger home. NJ has the highest property taxes in the country. But your price range can get you a very nice home out here. some of the "mini mansions" in Washington Twp. start in the mid 250's. HarvestRealty.com will give you a lot of useful info on homes within these areas... they are also a free website unlike some realty sites. Good for browsing around.

the areas I listed have very VERY low crime, and I think the area is stable.. growing slowly, but def. not falling apart... at least not around my area
