I do nto think you can ask for a price reduction, their prices seem to be rising a little bit since we first looked, but anything is worth a try. I read bad reviews on all the builders. I feel like people who have a good exp do not bother to mention it but people who have a bad exp, love to tell people about it. I am sure that Ryan homes will do what they can to build us a quality home. When you buy resale you pretty much never know who the heck built the home.

hi Shan ..i'm thinking to pick between Savoy or Zachary, for the SAVOY i'm not sure i can find a LAUNDRY ROOM on the first floor, do i need to UPGRADE IT?? THEN I CAN HAVE A LAUNDRY ROOM? and also do i need to upgrade a tile floor for the other bathroom and master bath room? That all i need to ask the sale rep. DO you have any sugest to me about MUST HAVE TO UPGRADE,cause i have no idea what i have to upgrade,that cost a lot add up to the base price.
I also have to sell my house then to buy this new house but i did't start anything yet,i guess i have to start until i sign my contact right??

Hey
That is why we didnt go with the Savoy, no laundry room just the basement. The Zachary has one on the first floor. The Savoy is very nice though. They give you linolium (however u spell it) in the kitchen and baths we upgraded to a different linolum but not to tile. WE upgraded our dining room to hardwood, and upgraded the master bath to the middle level one. we are in process of selling you can start that when ever you need to.

Ryan Homes in Egg Harbor Township
Just put money down to hold a lot at Ryan Homes Reega Estate in Egg Harbor Township. Anyone have any idea how things are there? We've been there several times to talk to neighbors to get insight but never see anyone outside yet. How about NVR and using a VA loan? This is our first time buying so ANY advice would be extremely helpful!

i live in upstate NY,my is a townhouse, so how's the market now?is it hard to sell?and where are you move from?
I can't believe NO LAUNDRY ROOM FOR SAVOY,Rayn just want u to upgrade everything ..damn it....are they tell you when you can closing?

We should know next week Shan about the closing date. All goes as planned they said expect to move in around Nov 15th. I liked meeting with both Guardian and CIT. We splurged a little on both--nothing to crazy though. We just chose the standard vinyl tile for the most part, but upgraded to ceramic tile in the master bathroom. We didn't want (well, I did but didn't want to spend the $$) the full luxury bathroom so we asked if they could replace the tub in the master bathroom with a glass shower instead. They said they will do it, but we are waiting on the price. I think it will look nice with the shower and tile. I also got a quote for Window treatments from CIT, but I thought the price was a little high. Nice thing about using them for the Windows is they can have the blinds installed before we move in. Maybe I'll get a price from Lowe's or something.
We are pretty much just waiting for our closing date at this point. Our next meeting with Ryan will prob be within the next few weeks--with the project manager before they start the home.
Good luck with selling your home. I know the seller's market is very rough right now--I'll keep my fingers crossed for you.

Hi Everyone
Just wanted to check in and see how things were going for everyone. We are good meeting with our project manager and then I guess they will start soon. Very scary since our current home still hasnt sold....... YIKES.

We have a madison model, I love the kitchen and the pantry is the best!
Walters is a very reputable builder I think.
The Family room is so pretty with the half moon window, although a neg.is the sun shines on the TV more, but, it's worth it.
Barnegat HAS THE BEST SCHOOLS! I lived in North Jersey, in a snobby little town and the schools here are far better. A more desirable neighborhood is Rose Hill or Brookdale or Ocean Acres. Independence I think is over in settlers. Settlers is an older development. Kinda run down and it has a reputation for drugs in some areas of settlers.
Overall the HS is so amazing, they just built a beautiful 150K playground that a few families began to build and the whole community got involved. That whole area by the HS is suppose to be softball fields, soccer fields all built up in the next few years.
They are building a new elementary school.
The teacher to student ratio is anywhere from 17-23 per teacher, depending on the grade.
The Southbound ramp is coming in the next few years.
Were getting a shoprite in Waretown!
Oh the best is the FREE summer camp programs for K-8th run by the school district.

Hi, I'm new to this board. I'm 37. Around 1980, when I was about 10, I lived in "Settlers Landing" in Barnegat. Is Settlers Landing it called "Ocean Acres" now? Or is that a seperate place?
I was just poking around in Google Maps and Zillow.com, looking at places I used to live (I moved around A LOT) growing up. I remember when I lived in Settlers Landing in 1980 (only for a year) there were at least two houses that had burned down (and it was a nice neighborhood at the time). Just now I was looking at "Birds Eye Views" on Zillow and it looks like another house has burnt (as far as I can tell from the photo). What IS is about that neighborhood that there are so many fires? Even when it was a NICE place to live. Does anyone know? I'm just curious.

Ocean Acres is seperate from Settlers Landing. I see some run down in Settlers but there are plenty of people who take pride in their homes and there are areas of many newer homes. Khov also has a new section in there as well. I hope it works out. Thanks
