You can buy a 3,000 ft. home in greenbriar, in waretown for for 329K. I am not a realtor.

Default Purchased Sienna at Independence Place

Hi Neighbors,

My husband I and purchased the Sienna at Independence Place. We are on Starboard. We currently rent in Barnegat for the past 5 years. School system is great and many nice people. Did a search today to see what others were saying about the community. Kinda stuck in a bind with our current landlord and breaking the lease, Ryan homes is not much help with etxending our move in date, just looking for 2 month extension, so not sure whats gonna happen there. Sean (sale rep) has been terrific & very nice and Kathy at NVR is great, this is our first time buying a homes. Its a little overwhelming but hopefully it'll be a great experience. Keeping our fingers crossed and hope to meet all of you real soon!

Default Contract concerns

Working with RH and the agent had us sign and RUSH a non-updated contract before the week-end for a $3500 bonus off.......In the oral promises we stated the agent promised /priced a different plan.
Now she comes back and says we need to pay more....because the other plan is more money......
They gave us $13500.00 off........$6000.00 to use NVR and $3500 of the lot and pay all the closing cost .
After I got an updated price and it was $8000 more.........I said NO to the deal........
Now, we sent our deposit to them with the signed contact that was not the house we are getting.... we have NOT sign the new price. The selection sheet was riddle with mistakes. They tried to charge for items that were not in the quote. Example 2 dormers---house has none--Tray ceiling when they were a standard not upgrade.....
I have a pre-quote of prices from her and they miss her NEW quote by $20,000
Question do we still have time to back out .......and what about the lawyer review mentioned above ?

Any advice.

My husband and I are currently getting a home built by Ryan Homes in High Point. Everything is going fine. Once you give a deposit and than finalize the contract. Then you send it to your lawyer for review. I think you have time to make some changes. As for upgrade and selections go online they have the models there. If you don't see your model w/ the elevation you want go to a couple of other communities. Ryan Homes will
make sure you get what you want.

Hello,

My fiance and I were supposed to settle on our home on Teakwood Lane a few weeks ago. Our settlement was delayed because of a statement in the contract not allowing "impervious" materials such as concrete, brick, etc in the back yard. It completely went on to say that no decks, pools, saunas, jacuzzis, patios, etc are allowed. We were completely shocked as nothing like this was ever mentioned to us before by our sales rep. In fact, we told him multiple times how we wanted a deck on the house. Supposedly, there are deed/zoning restrictions from Kapfra that Ryan knew about. We are very upset with this experience. Just wondering, if anyone else is experiencing this??

PLEASE READ

I'm the fiance of "cteel" who wrote above. Everything was going very smoothly for us also until we got to the closing table. Actualy, like cteel said, it started about a week prior to closing. This whole thing has since become a bit of a nightmare. While at closing, which had already been suspiciously delayed, the bomb of deed restrictions was dropped on us. The Coastal Area Facilities Review Act (CAFRA) that comes from the NJDEP placed a maximum impervious coverage area for Independence Place at 30%. That maxium area was occupied in the blueprints submitted by Ryan Homes by the roads, sidewalks, and as many houses they could fit in the remaining space. The plans were approved and Ryan started building. Thus leaving ZERO space for anything the average home owner may want (ie deck, patio, pools, . . .). Ryan Homes and their sales team knew of these restrictions long before they spoke to any of us. They are trying to hide behind the, vauge at best, "Impervious Materials" form they asked you to sign in the pre-construction contract. That form reads over and over, this "may" apply when, in fact, they knew this "will" apply. These things were never diclosed to us and this can be considered consumer fraud. My fiance and I love the house that has been built, but do not feel we could make this our home if our yard is utterly useless to us. I'm not saying not to buy from Ryan Homes. Only to get the facts before you sign.

I am a little confused? We were told you have to put your own deck and/or patio, We were NEVER informed, you can not do so? We closed on Friday and that was never mentioned at closing, we live on Starboard! So Barnegat will not allow us to put a deck, pation or fence? And Ryan Homes knew of this?
