My husband and I bought a home from Ryan, also pre-construction, but in Sicklerville NJ about 9 years ago.
Everything went fine until we noticed they were building the wrong home on our lot. Including the wrong foundation! We had to bring in a structural engineer to fix that one.
Watch the building phase everyone. I'm not saying this is going to happen to you, I'm just saying there have been problems before.
When we closed on the home we found out at the settlement table that our entire home was sitting in an eavesment from Atlantic City Electric. In fact, 6 homes were! Our title company would not insure until this was vacated.( Ryan Homes owed Atlantic City Electric 90k to vacate it.)
5k in attorney's fees and months later we finally closed on home.
We loved the home but the process really stressed me out!

Huge Mistake
We purchased a Ryan Home in Independence Place and what a HUGE MISTAKE... First of all NVR Mortgage is horrible, they do not return phone calls, sencondly the construction is HORRIBLE.
I suggest stopping by and talking to others who are now living in the development prior to signing any papers....

hi everyone,
my family closed in independence place in november. we love our home and the area. we moved from middlesex county. I can't say that our experience was good at all and Sean is a liar and likes to withhold information, so be careful. he appears to be a nice irish man, but he's just a sales man. I wouldn't give my house back regardless how bad our experience was... thank god things are getting better. stairs coming soon, impervious materials coverage most likely to change. it will all end well, i'm still trying to be postive instead of just really pissed off. good luck to the rest of you. Barnegat schools are great by the way. none of my kids attend yet, but i know people who have worked in the system for years and teachers in the surrounding districts have postiive things to say about it.

When you say stairs are coming do you mean that Ryan homes is adding stairs to your back door exterior?
Union, I am also going to High Pointe. It is sounding like you are having a good experience??

Yes, My husband and I are getting ready to close at high Pointe on or about the 10th of January. I'm really excited. I think my neighbors are closing the same day. The First two. JCP&L and water co finally came through.
I've lived in Barnegat for 22 years. Our experience has been pretty good, I feel bad if people are putting their names out there though. I think no matter what builder you use you have to know your data and what you’re buying. I've talked to people in different developments of Ryan Homes. End of Georgetown the dev is about 7 years old. When any problem arises they came and fixed them. My husband and I walked through our house and were welcomed to call and ask any questions we had. I drive through on a daily basis. I feel bad that some of the people in Independence are upset. But if I were them I would go to town hall they were very helpful. I spoke to the assessor, inspectors about fences and they answered all my questions about easements and ground coverage. (Sidewalks & decks) You can call the inspectors they will come out and talk to you too. If anyone can help you it's town hall. If you have questions look up your plate map at the Ocean County Clerks Office. This tells you the coverage. Town Hall has a copy of them on file as well. I started researching the land coverage issue but didn't have time with the holidays.

As far as the stairs--- yes, Barnegat is making Ryan put stairs off the back door. I assume this goes for all the Ryan communities being built in Barnegat. We have our 30 day "inspection" tommorow with our project manager so I'll probably ask for a status on the stairs (and probably not get a clear answer..oh well, I know they're getting put in at some point) Overall, we are pretty happy with the construction on our home. We don't have too much for them to address tommorow, just a few nail pops here and there and a few doors need to be adjusted. Nothing too crazy though.

I only live a half mile from High Pointe so I also do daily drive throughs. Some of the first things we asked about were decks, patios and pools. We chose our lot according to the "building envelope" I think they called it. Our biggest dilema has been selling our current home. The delay in the utilities installation has worked out in our favor because of this. Union, I bet you were there the day we met with Guardian. He mentioned someone else from Barnegat was doing the Guardian walk through the same day.
I will be happy to get back stairs. I don't know about my kids though. They have been suggesting we put a zip line from the door to the far corner of the back yard!  Oh I can just see Grandma flying through the yard on a wire when she comes for a barbeque!

Gardian called use today to set up an appointment to activate the systems. We were there that day too. I've had a hard time selling our house too so we got a tenants to rent our house w/option to buy,
I drove through High Pointe today they were real busy. Its looking good.
DNJ, If you have kids I bet we've seen each other around town , Baseball, Football, Basketball, ect.
