In the Las Cruces area I don't think we've had snow for about the last 2 years or so, and, when we do get it, it melts the same day. If you're set on NM & for what you're describing, I'd suggest the North or South Valley's by LC. Our weather is very mild in the winter, and the summers are hot, hot, hot! These areas use the Rio Grande for irrigation, they're both close to major freeways (I10 & I25), both major hospitals can be accessed via these freeways, it's definitely horse country, very beautiful w/ lush pecan orchards and green & red chile fields, but these two areas are expensive. For instance, in Mesquite (about 10 miles south of LC AKA the South Valley) there are 5 acre tracts being sold for $275K. These 5 acre tracts have phone, electric, community water, natural gas, you'll need to install a septic, spectacular views of our Organ Mountains, site-built only, they're right off highway 478, which easily connects to I10. Few folks are selling much larger tracts, but you'd be looking at around $400k on up. Well, those are my 2 centavos.

Default "snow" in NM

One thing you need to remember about snow in NM is that only the mountians get snow that stays on the ground more than a day at a time. The ski area in Albuquerque didn't even open last year and had an extremely short season the year before. NM is also not very cold and has a very dry climate. It is a very popular retirement area because the climate is very mild. But if you have school age kids NM and TX are not for you. The schools are horrible. Your children will receive a poor education while be tempted and threatened with drugs and violence on a daily basis. The average age for kids to begin using drugs in NM is 10.

Look at Quay County, NM. weather is good but we have some snow. We get hot here but it is a dry heat. We have some irrigation and a lake in the area. Land is very inexpensive. Love for you to come to San Jon, NM
