I don't believe that is true. You can the land regardless of the size. But, in order for it to be of any useful purpose like living on it, it must be at least 1.5 acres or 3 lots. The ideal size would be 2 acres or 4 lots. I smaller you probably need to find the owners of the adjacent lots and contact them about your great offer. Or they may sell you theirs. It is possible to come our ok.

hi here what i have i got this land a long time a go but now i find i cant do to much with it as i wanted to give it to my kids so they each have 1/2 a lots so I guess its not worth having it if it can only have one house one well and one s tank on ot pr aim i seeing this all wrong here please do let me know what your thinking is not this PROPERTY DESCRIPTION

Deceased name from Deed
Don't know if this will help anyone, but FYI, I just talked to Luna County about having a deceased person's name removed from a property deed. All you need to do is submit a certified death certificate. They return the certificate after making the name change.

Not so near neighbors.
My Mom and Dad bought some land in Deming Ranchettes many years ago. None of us have been there in years and we have no recollection of what kind of property it is. Does anybody live near unit 47 block 12? Are there roads that intersect nearby that I can locate it on a map? What are the neighbors like? Thanks.

First Deming Trip!
For quite a while I've been reading everything I could find about Deming and the area and watching the national Weather Service. My wife and I have property there, hoped to move there eventually, but I'd never been there and my wife had not been in 30 years (since the 70s). Now we have.
I've read several posts that say Deming is full of crime and dirty and dangerous and whatever other negative thing the author could come up with. Everyone is entitled to their own opinion, but I was there for a week and think it is one of the best places I've ever spent any time. I absolutely loved it!
Everyone I met was friendly and willing to share a bit of conversation. Everyone I passed on a sidewalk said hello. If I held a door for someone, they actually said thank you - every time! No one was rude or snippy about anything.
All week the temperature was perfect, in the 80s and low 90s during the day (yes, I know it is summer), but when we got home to Oregon, it was 57 degrees and raining. I have read many complaints that the wind blows all the time. It did, but not terrible - and not constantly. There certainly were calm periods. Because of the wind and very low humidity, keeping up your fluid intake is very necessary. Getting dehydrated is extremely easy if you aren't careful!
I've lived all over the West Coast and while every place has good points, I have never found a place that is perfect in all ways. CA has wildfires and mudslides, OR has virtually endless grey skies and rain, WA gets a lot of rain and snow. All things considered, I think I can deal with the wind and dust.
Here in Oregon we live on a busy street where I hear mostly the sounds of cars and logging trucks. From our Deming Ranchette property (30 miles from Deming), all I could hear were birds and some coyotes yipping in the evening. The sunset was spectacular! 20 minutes or so later, a billion stars filled the sky from horizon to horizon.
First time I've ever gone home to a place I've never been (I think John Denver mentioned that) :-)

The Road Less Traveled
I should address my experience with the road to our property. First off, not a bad road at all - I was pleasantly surprised. From Deming, we took Hwy 549 East about 14 miles to Franklin Road and turned right. Franklin is a good, paved road. Followed that about 6 miles south where it jogs East for 1 mile on Coyote Road. Then, after the jog, another 8 miles on Marana Rd. (here is where the pavement ends in a very good gravel road). Just before it ends, we turned left onto (according to Google earth) Camino Felicidad. There is no street sign so I couldn't be certain.
I read that some roads were freshly graded, some were virtually impassable and others were somewhere between. This did seem to be the case. Fortunately our road was in very good shape and appeared to have recently been graded (many have been).
While driving down this dirt road we saw a road runner! They really are very fast!! On our lots themselves, there was a great deal of mesquite, several prairie dog mounds under the mesquite, many cow pies and trails, couple of red ant mounds and a few unidentified holes in the ground (hmmm?)
Saw some cows in the distance, walked towards them and took a few pics. At one point, one of the cows (which was actually a bull) started giving me looks, so I figured that was close enough. I have no idea how aggressive those bulls are, but his horns looked plenty sharp. Besides, I can't outrun a bull and there are no trees out there (in that spot anyway).
I tried mixing up a bit of adobe from the soil and some water we had. Came back three days later and the stuff had dried quite nicely. Perhaps a tad crumbly. We stayed until an hour or so past sunset and watched the sun sink behind the Floridas. It had to be one of the most beautiful sunsets I've ever seen. Looking West, the clouds were on fire from horizon to horizon.
Just before sunset, the wind died completely and everything was very still. Earlier it had rained for about 5 minutes, and the air had that wonderful smell of the desert cooling down after a hot day. We set out camp chairs and waited for the approaching dark. Gradually came the billion stars. I could follow the cloud of haze down the center of the Milky Way and occasionally a satellite slowly moving along its orbit.
A few minutes after real dark, a very large bird (an owl I think or maybe a buzzard) flew several circles around us, no doubt checking out the strangers in his neighborhood. The bird was in silhouette against the stars and had a wingspan of what looked like 5 feet. Big enough to get my attention!! I spotlighted him for a couple of seconds with a flashlight. He circled us once more and disappeared.
Several hours we spent on our property and not a single car or motorcycle or anything went by on the dirt road (or that I heard a mile away on Marana Road). Very nice!
Driving back to Deming after dark is an adventure in itself. One must always, always be wary of cows standing on or near the road (we saw many). You really don’t want to hit one. They are BIG! Wouldn’t do your car a bit of good, not to mention it would not be good for the cow! There are several cattle guards across the roadways, but there are still many cows.
Aside from the cows, there were literally hundreds of jackrabbits and kangaroo mice along Marana and Franklin and Hwy 549. My wife was driving very slowly and every few feet some creature would dart across the road in front of us. Many times a rabbit or mouse would run straight down the road or along the side (trying to outrun us I guess).

I own uint 27, Blk 1, Lot 31, whereever that is......
