If the 2 acre deal is correct, then I will be looking to buy lot 42, and maybe 41.koony.

Default Lot

I also would be looking to buy. I own Unit 73 Block 3 Track 7, 8, and 9
So I would like to buy 6, or 10, and if anyone knows the lots behind mine? I would be in the market for those as well.

Steve

Default How to find your neighbors

You can get a better idea of who owns the land next to you by asking Patricia Lebya of the Luna County Assessors office for a list of names and addresses of those people on your block. She can be reached at 505-546-0404 or by fax at 505-546-4580. It's free and you can verify that your name is indeed the owner on record. Also, if you're planning on installing utilities to your half acre lot before the Jan. 2009 deadline of establishing small lots. You could contact your neighbors to see if it's a good idea to split the cost. I got a quote of $4,800.00 from Columbus Electric to install two poles that would serve as many as seven lots. I also heard it may cost about 30 to 35 dollars a linear foot to drill a water well. You might hit water at 150 feet but if the contractor is having a slow month, who knows how far down they have to go down.

Smile Water Well

I will be moving this summer to Deming, and I will be drilling water wells part time, as I will be building my own house there.

I can tell you most of the time the work is not slow, and I can certinly drill wells cheaper then 35.00 per foot, and if I can get at least 4 land owners who want wells, then I can drill them Between 15.00 and 20.00 per foot.

Let me know if you are interested by email, and I will give you a firm price.
Steve

I would suggest that septic permits be obtained before any real estate deal is closed, or at the least that the purchase be contingent on the buyers ability to get one, backed up by a bond or deposit. Frankly, I've never seen a system installed on a lot smaller than 3/4 ac., and I don't think the new regulations are allowing it when one takes into account the setback and siting requirements. Don't ignore this advice. The guy down the way from us had to demonstrate that his lot had two sites suitable for a septic system -- the first to start with and and the second as a back-up if the first failed.

As more people come into the state, the rules will only get stricter.

I also purchased land in Deming Ranchettes before they passed they 2 acre zoning law. I have 1/2 acre - [SIZE=3]Unit 115, Block 5, Lot 39. Obviously I am one of many who are frustrated by this. If you find out anything from any other neighbors or the attorneys you are talking to - please let me know.

thanks

I live in the mountains of northern Arizona. I am an organic farmer. During the winter months, it can be difficult for me to make a living, so i am dreaming of spending the winter months in a warmer climate, thus enabling me to grow food. The Deming ranchettes appeal to me because of the low cost to purchase land. Does anyone know if zoning regulations allow for alternative types of living...yurts, water cisterns, alternative septic systems such as the watson water wick...are these acceptable? Ideally I hope to grow organic lettuces in the wintertime, using a low-water drip system fed from the water cistern. Also, if I do decide on a purchase of two acres or more, are farm animals allowed, specifically goats?

Goat cheese anyone?
