I WOULD LIKE TO EDIT THE PRICE ABOVE... when I said 10K acre I meant much more than that. Been looking at 5 acres at 125thousand which would be 25K an acre. Maybe it is where I been looking which is in the Ticaranda near Corbins Lodge. I think I'll check out Chama west and see if there is anything in that area. If you have pictures, would love to see.

Sorry, I was out on Holiday and still not good at this posting etc and I will send some pictures. I'm not sure how many full-time residents but the ones I've met I really like. I think I did it :-) Here are some pictures of our horse part of the Chama home. Miles of riding but maybe this area in Chama West isn't "hilly" enough for your taste but you still might want to check out. We have to rent our property out for now since we have a mortgage so I'm looking for any potential renters too. Hope I'm not violating any rules by saying that. If so, please forgive me. I'm a "newbie" still :-)

Nice cwoods. I do want the mountains though. I doubt if my ranch on 300 acres will sell anytime soon for my price and I don't need to come down until my husband takes permanet retirement in 2 years but it sure would be nice to rent something while building or finding my paradise. I can't decide between land on the Brazos' side with a good look at the cliffs or I have found a beautiful log home at the end of the Village across the street from E.Sargent wildlife. Going from 300 acres with 15000 open acres behind my ranch to no land at all sounds really good sometimes. Although I'd say my horses and cows keep me in shape!!!!

Is hay plentiful in Chama? If you ever find out how many retired people live permanently in the area that are not originally from the area, let me know. I can give myself a billion reasons on why we shouldn't move there but the one thing I can say it is one of the most beautiful places in America.

Hi! I have a little input on Chama if you'd like. My family bought some property in Chama about 30 years ago. It is in Millstone which is almost up to the "Upper Brazos" area. I have been going up there for 20+ years now and love it. It is my perfect place to get away. Several of my friends that have gone up there with me are always asking when we can go back. I love our location because we have amazing scenery and view, we are within 50 yards of the Brazos River, and yet we are still only 20 minutes from downtown Chama. We built our cabin about 15 years ago on the property and frequent it several times a year. I was actually just up there a few weeks ago, still plenty of snow that high up but the weather was gorgeous while we were there. Highs in the upper 50's to low 60's and sunny. I know since then weather has gotten colder again and they are getting some more snow.

In the summer it is fantastic. It gets plenty warm and still cools off enough at night to put a sweatshirt on. The sky is typically very clear at night and you can see all the stars you want which is nice. It is very quiet as well. I personally prefer the area we are in as far as the Chama/Tierra Amarilla area. The new grocery store is very nice. Commercial property tends to go up and down out there. New places close up, someone else buys it and moves in, then they move out, etc. etc. We used to actually have a Dairy Queen but it closed down a few years back. Property is actually still very cheap around the area when compared to nearby places. If you have a little more money, Pagosa Springs is only about an hour NW of Chama and is really growing and has more to offer as a "town".
