Default Lake Sumner information?

I am investigating buying some land near Lake Sumner. Looks like a nice remote area with relatively low weather extremes (for NM anyway)..

1. any insight that you can give me into that area?
2. has anyone ever done business with New Mexico Land and Ranches company before?? are they reputable, trustworthy, etc.?
3. any general tips on buying rural land in New Mexico?

Ft. Sumner is a nice area.

Weather extremes? Depends on your definition of extreme, I guess. NM summers are damnably hot, and Ft. Sumner is no exception. Some winters you won't see a snowflake. Other winters you'll get 2 feet of snow. Water is also a major issue in that part of the world. Growing up in nearby Portales, lake levels were a bit of a crapshoot every summer. Some summers it would be fine. Other summers, there would be near drought conditions and the lake levels VERY low.

There are lots of farms, ranches, and dairies in the area, but honestly, not enough water to support them. All of the above is supported via irrigation from the water table, and the water table is getting lower and lower each year.
