Yes, the taxes will most likely go up when the property changes hands, so count on it. BUT...it should not be a steep increase. Since I came from Texas, property taxes almost anywhere in NM (including Ruidoso) are cheap to me by comparison.
The county seat of Lincoln County is Carrizozo, so you can call the tax assessor's office there: 575-648-2306. That is the best way to me.
The higher-priced properties do not move as fast as more moderately priced ones, and take longer to sell, especially now. I'm looking 300K and below for year-around, and 100K and below for a second small place (cabin, condo, etc.). Since I am in the moderate range for the area, there are going to be more listings than there would be at the 400K+ level that you're checking out.
I don't have any better way than you do to track listings. I am having them sent to my email box (Santa Fe and Ruidoso) daily.
And yes...it IS that hot, LOL!! Even Ruidoso has reached some really high temps during the drought.

If I could just get over walking out the back door to a deck...and seeing a 3-5 foot drop into the backyard....I HATE that.
I guess I'm just too much of a desert rat for my own good....just hate the summers!

Flooding is a non-issue unless you live at the bottom of a gully. Fire? I guess the trees will burn just like the trees everywhere else, but they haven't in a long time. Weren't the big fires this year in the east mountain area, SE of ABQ? The winter before last when we got double the normal amount of snow, I got around fine in a 2wd pickup.

IM Guessing but i think people in some of these Areas are worried about Forest Fires and Wild Animals so theres lots of Bargains in Real Estate in some of these Areas especially Ruidoso and Alto.

We got some record high temps in June... but IMO, 90 and 5% humidity (and night time temps in the 50s) isn't really hot. Lately it's been getting all the way up to 70...

Cathy and Ruidoso
Although i like to visit Ruidoso and maybe thought of performing in the Casinos there and its such a Beautiful Place but in a Dry Summer im Sure the People Worry about the Dangers of Living there and now lately the Flooding. Ruidoso ive been Watching the News for years and years and temps there rival with the temps in the Center of N.M. and Northern N.M. in the winter. Whoever says it snows and melts in the same day is pulling your leg or only drives and lives in a part of Ruidoso where the Sun Shines on certain Sides. If you live on the Side of The Tall Pines where theres Lots of Shade the Snow can Stay for Weeks and the ice and you have to hope sometimes the wind doesnt blow and Create a Blizzard. >>>>>> As a teenager i use to spend lots of time in the Mescalero Reservation and i use to Run with the Apaches up their Mountain Trails and Saw lots of Snow and helped lots of people Stuck on the Sides of the Road all over in that area not far from Ruidoso. That Big Church at Mescalero would fill up on Sundays. Ruidoso like the Center of N.M. gets their First Snow in October and the Last one the End of May also like the center of N.M. Right now the temps here are getting the 40s at night so i imagine Ruidoso is getting low temps also. In About another Month we will be Getting Snow so Good Luck to all those Swimmers trying to get to the Pool everyday through ice and snow till May Comes around. I guess one can get used to Driving on Icy Roads but some of those Ruidoso Roads in the Mountains have no Guard Rails and the Canyon are pretty deep YIKES if you hit a Patch of Ice or a Deer Jumps in Front of you because they are Everywhere. Good Luck Trying to get to your Swimming Hole Cathy. My Suggestion to Cathy is the East Mountain Area and drive into Albuquerque or Santa Fe when you want to Swim. Its like a Half hour drive to Albuquerque or Santa Fe and its not as Dangerous getting to your Swimming Pool. Or Better yet have one made but here in N.M. it is so Windy and Cold at times or most of the Year that keeping one would be expensive. TIP move to Santa Rosa New Mexico they have a River and Lakes everywhere its called the City of Natural Lakes and they have the biggest swimming pool in the World in Santa Rosa. This Lady is selling some Land along the River ive been Thinking of Checking out. pintada kid at webtv.net

PK, nobody told me that it snows and melts on the same day, and I didn't say that, either. What I said came from personal experience....at certain times of the year, snow DOES melt one day, and the resulting wet roadway CAN be ice the next morning. I've been there, done that, ditto the roads with no guard rails!
Santa Rosa? Pretty, yes, but isolated and tiny. No, thanks.
A few of the properties I looked at yesterday were almost within walking distance of indoor swimming, and as close as they were, no real problem, even on icy roads, as long as you watch what you're doing. If I had one built, it would be only a lap lane or two, and enclosed.

I wonder how many on here used to go to Ruidoso in the 70's/80's and remember the store/bar in the downtown area on Sudderth Dr. ''The Wild Side'' as they always had their sign upside down back then.

I didn't notice that yesterday, but then almost none of Sudderth even remotely resembles what it was prior to 1984, as I remember it!
