Alto is a bit pricey about like Ruidoso but away from the traffic. Probably not that far for you to drive into Ruidoso to a pool. Alto might have a pool.
That's funny what Vinegaroon said being a desert rat and not liking the heat. I was wondering why you would stay in Texas as long as you did too.

Primarily money/jobs. I could not have made the money in NM that I did in Midland.
I love the desert environment, and I always have.
But....I'm getting to the point where I hate heat more than I once did ANYWHERE, regardless of terrain.
I'll check out Alto if listings appear that are in my price range. It's not going to be easy, but then I am not under any pressure. I don't HAVE to move at all, so I can take my time and continue to look at several areas.
I haven't been up to Timberon yet to look at a few properties, but I probably will at some point.

Pretty sure there is no public pool in Alto... there isn't even a town really... shopping consists of a couple of gas stations and a couple of resturants. I think Cathy wants to be in town, and frankly if you want to do stuff in town on a daily basis, then it doesn't make sense to locate 10 miles away. The downtown Ruidoso area is close to everything, and it's easy to get to Alamagordo from there also. I'd enjoy the convenience of living downtown too... but I like having a big property more.

Yeap it's hard to believe your in New Mexico as the Capitan thru Ruidoso down to Tularosa is very cool drive in Southern New Mexico  .

You're right on the money. It's one reason why I like my current location (heat notwithstanding) so well. It's so CONVENIENT.
Many people want large acreage and more property as you do.....and are willing to do the extra that such requires....putting in wells (or sharing wells with neighbors or a communal water system, if they're lucky) and septic systems.
Small lots (less tax!!) and cookie-cutter do not bother me in the least, LOL!! As long as the neighborhood is decent, safe and clean....and the house itself nice...that's all that matters to me, along with city services and convenience.
The last house I looked at would have fit the bill almost perfectly as far as layout/lot went....fairly flat, with a deck that was only a few inches above the ground, but I didn't like the house itself too much, since it would need so much work.
There's always another house around the corner if one doesn't work out.
Your temperatures sound quite nice....70....*sigh*...LOL!

I know you want to be close to town but one good reason to be out some or especially in Timberon is that you can let all your dogs run and exercise. In the city, you've got to keep them cooped up or on leashes.

Actually, that is one of the things that bothers me about Timberon. It seems that everybody allows their dogs to just run loose. With my breed (English/American bull terriers (Spuds/Patton), that's not a good idea. I have enough trouble just walking in town at times...and having other loose dogs jump my dogs...and then having to attempt to break up fights before the other dog gets killed
And I'm the one who gets blamed because of my "vicious" breed. It's why I don't walk more than one at a time unless I'm very certain of not ever running into other dogs. Mine have never started fights, but they rarely back down when confronted!
It's funny now, but it wasn't at the time........I was walking one of my girls on lead around the neighborhood in Midland. I happened to come upon one guy working in his yard...and his two little yappers were loose in the front yard.
Of course, they glommed my dog on the public sidewalk, and she wasn't very happy about that! I yelled at the guy to get them before they got to her, in the meantime gathering her as close to me as I could get!
He just looked at me, and let his dogs jump all over her, while I was trying to prevent trouble. My dog still managed to get a hold of one of the long ears....the guy jumped up, grabbed his dog, and that little yapper was stretched out between us, screaming like a banshee.....LOL!!
I managed to pull her choke chain tight enough to get her to let go of the little s***.......the guy grabbed both of them and ran into his house!
I never did see them out in the front yard again....but that is so typical of what happens!!! I was furious at the time, because he just gave me this stupid blank look instead of getting his dogs away from mine!! Even on his own property, it's a city ordinance that they have to be on lead or contained.

I can see your point but I see some of the dogs around here trapped in a fence or chained up and I feel so bad for them. The owners don't ever seem to walk them. In fact, Charlie and I are the only ones I've seen walking at all in Timberon.
Some of the dogs that are free follow us on our walks and if any of the dogs see another, they may or may not go up to them. Most of the time in a situation like that, the dogs just want to check each other out.
I wouldn't dare go without a leash in a city but around here, I say let them be free. They're happier that way.
As long as you feel you can take your time in looking for another place, that takes the stress off I'm sure. Do you have a good real estate person? That makes all the difference in the world it seems like. Hope Alamo is starting to cool down a bit for you.

I understand. It is especially sad to see them chained up with no attention at all. And yes, most of the time, they are just socializing, but as many times as that has happened to me (in one form or another), I get REALLY antsy.
And yes, a good agent does make a difference. I consider the trip to Ruidoso a successful one, though I did not find anything I wanted to buy. But if there is something, it will come along at some point or another. There is just nothing at this time that pops out at me. It's usually, "Well, that's nice, but......" or there is some serious deal-breaker involved.
Alamo is cooling down a bit, and in a short while, it will get much more tolerable. I think the worst of summer is behind us.
At least I hope so. Timberon really does have an ideal climate, and I can really see why y'all like it. It's very peaceful and get-away-from-it-all.
If I decide to talk to a Timberon agent...and make a trip over there, I'll let you know. It would be nice to visit for a bit!
