If my husband and I do move to the Clovis area, I think we will choose Portales because it seems to have gotten a better rating, overall than Clovis. Do you all agree?

Also, we'll only be there for no more than 2 years. Do you guys that are already out there see houses (especially the newly built ones) selling fast, or we would get stuck with a house for sale for several months after having only bought it two years before? I REALLY don't want to rent a house and pay someone else's mortgage, but I also don't want to get stuck with a house that won't sell when it's time to leave Portales.

Thats the problem that we are having. We want a house of our own and not pay rent etc.. But we are scared that we might get stuck with a morgage when we move.

We are hoping that with more new ppl coming in that renting it would be an option when we do move.

Default Buy vs Rent

We are currently trying to sell or rent the house we have at Hurlburt and let me say, it's not a fun thing. Today we found out that there is a small leak in our water somewhere between the house and the road, $$$$$!
Not to mention our rent will be 1/3 short of our total mortgage. Remember these things when you buy. We will likely rent easy as we are in a desirable area so if you buy, do it in a desirable area for sure. We hope to sell this home next year when hopefully the market turns around here.

We looked and looked at that site months and months.. before we moved here...

The problem, is that what the locals are asking for in rent (For most of the nicer areas) is what your BAH is.. maxed out. So lights, water, trash etc will have to come out of pocket.

If you are coming from Overseas and not used to not having the COLA then its a pain getting used to not having the extra money.

We are civilians, so I'm not sure what all of the acronyms mean, but it sounds like we all have the same concerns. If we do buy a house out there, we'll probably buy in the new development in Portales. I haven't physically been out there to see it yet, but the few pictures that I saw online made it look like a nice area. The reason I'm leaning toward buying, other than owning my own home and not paying someone else's mortgage, is that it sounds like our mortgage would be as much as rent would be. So why not buy. We'll have a nice down payment IF we get what we would be asking for our house in El Paso. But then that leaves us in the position of having to sell again when we leave Portales/Clovis because we'd need that equity to buy another house in our new destination.

Since you guys are military, maybe you can tell me what "they" are saying about that area. Will there be alot more military in the years to come being assigned to that area increasing the population enough to be comfortable with having to sell a house in a few year? Do you think that there will be enough people coming in that will want to buy also?

I think the last number that was tossed around is that over the next 5 (ish) years there will be about 2-5k more mil. in the area.

Thats HUGE for a town the size of Clovis.

If we do buy a home we will do so next year. Giving the builders time to go ahead and get their butts in gear and build some homes that are 150-250 (ish) range.

We do not want to buy an older home. Just incase we cannot sell it when we leave we want a newer home to rent out (We are hoping it will be less repair bills etc).

I saw a website for Territorial estates that showed homes from about $180k - 230K. Do you now the area? They aren't as big as I'd like, but they seem reasonably priced. Well, relatively speaking they seem reasonably priced. Do you like Portales better than Clovis also?

I just think its odd how 1/2 of the town doesnt even slightly resemble the pictures of the houses you have in your albums. Those houses have to be from the way north part of town, or out in the sticks.

1/2 of the town looks bad and it looks crime ridden. HOWEVER the other 1/2 looks like a nice little town.

They are building a lot of new homes here.. and when asked by the base commander who did they think would buy those homes.. the reply was, "All of the Generals and Col". To their dismay we havent any Generals and the Col's have to live on base. So there are a lot of new homes... in the 300k and up range.

They have supposedly started to build homes for around the E-5ish budget. Too bad they are just now catching onto this, or we might of bought a home here.

I could've told you that half of the town looks like crap.

Just like everyone else I like particular things. We are not going to over pay for a house that is too small or in an "ify" neighborhood.

We are hoping some new houses spring up soon.

Portales is the better place imho.
