Default Clovis/Cannon housing

I am not new to this forum, but I also am not a real active poster. I try to participate when I feel I have something to offer. If this is not appropriate, please delete.

What do the people coming to Cannon want in housing? Just rent, own & ready to move into, square footage, develop their own with a redi-built & move to your site?

I am not a greedy person & would like to see Cannon personell speak well of Cannon/ Clovis when their time is up here.

I am looking at the possibilities to fill a niche that may or may not be fill able.

Just looking for input. Not looking to sell anything here.

We are looking for a nice place to rent that allows pets! Potential buyers if we decide to stay.

OP, you should do a BAH query (just google it and you should eventually get to the right page).

You can put in your zipcode, and then fool around with it by rank and with dependents or without. That will show you the BAH (housing allowance) that military members get in your area. They forfeit this amount to live on base and usually living on base do not have to pay for electricity unless they are real energy hogs. That might give you an idea of what prices would make your rentals attractive.

I know if we went to Cannon, we'd be looking for at least 1600 sq ft, with a garage (or carport at worst), 4 bedrooms, allowed pets, fenced yard, and a decent group of people in the neighborhood. We have 4 kids, my husband is senior enlisted, and we are used to being homeowners in homes that are about 1700 sq ft. BAH for his rank would be $1332 per month. I'd probably be loath to spend more than $1200 mo on a rental and we'd definitely check out buying.

Here's a typical example of the DOD approved budget by types of Enlisted Airmen that will be arriving into the Clovis/Cannon area between now and the next 3 years. While this is a low and high end estimate, this is also the lion's share of who will be arriving to Cannon to find homes.

Since this move is being mandated for most coming out there, when a typical Enlisted family moves (PCS), they always compare monies at their current location as opposed to where they're going.

Here's that same low and high end chart for the Zip code we currently live in:

MONTHLY ALLOWANCE:

Quite a difference just by Zip code right?

As you can see above, a $252.00 w/dependent rate difference just for getting orders to Cannon.

So what does this all mean? Basically, the rental asking prices and the home prices are being dominated by the "boom" ignited by the mere new presence of AFSOC to the area. More or less an easy reason to line pockets by the ones with the property regardless of who they they are. I believe this is being looked at by most of us as a supply/demand problem that should be fixed once enough new builders/competition make it to the area.

Also, some of us already own 1 or 2 homes as well, so we know the ins and outs of home ownership and what building materials cost vs. what is nationally accepted per square foot.

All we want is a fair housing solution off base for a fair price. That's the bottom line.

I want decent affordable housing that isn't jacked up in price just because us military folks are moving in. My BAH will drop $500 bucks when we move to cannon. House prices for something similar are higher there than they are here.

We were looking at rentals and it was outrageous. Not only are the homes really old, no pets were allowed, AND they were 1300 a month for rent. The homes that allowed pets were in bad areas or charged a lot more for rentals (Not to mention, old). There is a new development www.territorialestates.com and we are considering building a home in Phase 2 once it starts. Our mortgage, tax, and insurance would come to 850.00 a month WITHOUT a deposit. Since the area doesn't seem to be expanding and building more developments for the military OR lowering the rental rates buying seems like a great idea. When we PCS we can always sell it or rent it out for a good price to either college students or the military.

BAH is horrible in this area. According to the ladies that work in the housing department, the commander is trying to raise it again. Once he does that.. I'm sure the locals will raise their prices as well. In 2007, rentals were under 1000 a month! Now look at it. The only reason the base is still here and all these airmen are being stationed here is because of the AREA protesting to keep it open. Without the military, the town would be broke.

We just want affordable rates in both rentals and purchasing. In Florida, our BAH was $500 more and the homes were the same price, if not CHEAPER.. but the homes were near the beach and a lot bigger.

Hi all, I have been following this thread for a couple of days because I would like to move back to Clovis someday myself. I have family living there and spent several years there going up.

I hate to hear the property owners have raised the cost of rentals there making it hard on the military families. I guess they don't understand it also makes it very hard on the locals that have lived there for years. They too have to pay these high rents. And their bosses don't give them a housing allowances depending where they live. They will be stuck with these higher prices and not able to move on.

Greed has become a way of life in this country and it is very sad for us all. If you buy a home there I hope you will remember the next group of folks being shipped in and rent your homes to them at a very reasonable price and maybe we will be able to stop the cycle. I do know there are a lot of retired military there and they too are quilty of raising the rents. Shame on them also.

Good Luck in Clovis, there really are some wonderful people there, no matter what you read on this forum.

I am looking forward to moving to Clovis and I have already met some wonderful locals online that have been helping me with some sports camps there and other things, also a couple of really nice realtors are keeping us posted daily on rentals there.

This type of thing happens everywhere sometime or another. It happened here back in 2006 and now everyone has gotten back to normal again and realized that greed never pays. We are all in this bad economy together and yes, we do get a housing allowance and are grateful. It is a great thing that comes at a great sacrifice.

We can't wait to get to Clovis, find a church, get involved in the community and hopefully get the transition for the base going smoothly.
