There are two distinct features that make the area susceptible to surface collapse:

1: Salt "domes" that have long been mined for potash and other minerals as well as providing brine for oil/gas well exploration. These lie generally to the east/SE of the town of Carlsbad.

2: Naturally formed "caverns" in the ancient limestone reef that is the predominant feature to the west/NW of Carlsbad, including Carlsbad and Lechiguilla Caverns. Known natural openings giving access to the caverns are relatively small and quite old.
