Hi, I got a job in New Orleans recently in the CBD and wanted to live somewhere close by for a good price.
I stayed at an AirBnB in St Roch before and thought to look there for a cute cheap place to live. When I looked on Trulia and Zillow I found that the rent prices there were quite expensive. Ranging from $800 for a 1 bed/1 bath close to the 7th ward to $1750 for a 2 bed/2bed on the 1500 block of Mandeville St.

Can anyone clue me in on why the rent price is rising? Is the neighborhood getting better or is it something else?

Some of it is that the neighborhood is getting better but most of it is just a reaction to the fact that the area is seeing a lot of renovations and gentrification that is causing rents to rise. Plus rents in the city as a whole are high. So the neighborhood is getting better but is it safe enough yet to justify the rents?, I don't think so. You can find similarly priced places in safer and more "put together" areas than St. Roch, I mean I wouldn't choose to live there. St. Roch is just at that weird phase of gentrification where prices have heavily increased and deals are becoming rarer but the neighborhood hasn't exactly reached the tipping point where crime and blight have lessened enough, that'll take a few more years. Now for the cheaper prices in that area you likely have to look more towards the lake side of Claiborne, which is at the same time more "ghetto".

st roch gets a lot of crime, but its still a cool neighborhood, I like it.

St. Roch is a rare blend of gentrification and local New Orleans culture. The crime is really bad though.
