Hello,

I have found a historic home for sale that says Esplanade Ridge in the listing but when I look on a map it indicates the neighborhood is the 7th Ward and I think there is a BIG difference between the two, so hoping someone can clarify.

The house is between Esplanade St and Bernard and between I-10 and I-90.

Please let me know what the neighborhood would be called and how bad it is...I did walk around on a virtual map but the problem is you never know when the footage of streets were filmed to know if it's still kinda sketchy as it looked.

From Esplanade down to Elysian Fields, between St. Claude and Broad, is what most people refer to as the 7th Ward.

"Esplanade Ridge" is an ambiguous term and not neighborhood, per se. Esplanade Ave roughly follows a small ridge of high ground (1-2ft). Bayou St. John and the Fairgounds neighborhood are nicer, more expensive areas on the north/lake side of Broad that have a very different feel from the 7th ward and the area on the south/river side of broad.

Ok, so how bad is the 7th ward? As I said it came across as a bit sketchy when I virtually walked around a bit, but on the other hand there were a few homes that had been nicely renovated here and there....so is this an improving neighborhood?

Does anyone have an opinion on how long before this area gentrifies a bit?

As long as you are close to Esplanade, I would say it is an alright area. It is seeing a lot of renovations and gentrification but still is pretty rough around the edges. It is far from being one of the worst neighborhoods in the city but still is a bit sketchy and "ghetto", shootings can still happen. Within a 3 block range of Esplanade is best or close to Broad like along Dorgenois are your best bets. Those particular spots might not be any safer but they are gentrifying quicker and are currently more attractive. For what it's worth, I would live over there if the price was right, though too close to Claiborne or St. Bernard would be deal breakers, the corner closest to Esplanade and Broad is best, then down to Galvez.
