Call me crazy, but these places look okay to me, in fact I'd even go as far as to say some of these images from Google Earth look good, particularly the architecture around University Heights. Maybe its because the people at Google earth seem to find nice sunny days with blue skies. Having never stepped foot in any of these locations, but having also read many threads and posts, I thought the most decayed streets in the South Bronx would look worse.

Thats exactly the problem with Google.
Walk down East Tremont Ave. on a rainy bleak winter day and it looks much worse.

Walk down any urban street on a rainy, bleak, blustery day, and they all look and feel worse. Is that the new standard we are using to judge a neighborhood now? How it looks in the worst day possible? To be fair, walking down East Tremont between West Farms and Grand Concourse ANY day of the week is depressing.

When you're on the Triborough bridge leaving Manhattan and going to Queens, just after the toll you can see a couple old burned out buildings over in the Bronx.

There are a few of them left....very few. What you should really be noticing though is the new development at the entrance to the Willis Ave bridge "Bruckner By the Bridge." It is a sign of what's coming to that entire swath along the bruckner.

not true. what about the vacant lot that sits on 149th and jackson? the lot that sit up by the northrose buildings on 3rd? just two i can think of from the top of my head. the bronx as a whole needs drastic improvement.

There is no vacant lot on E149th and Jackson Ave! As for the vacant lot that is just north of the Northrose, that is already owned and being developed.
There are very few vacant lots left. The problem is not vacant lots in the Bronx, the problems are as follows:
1. There is a large number of underutilized, ugly, industrial buildings which need to be demolished and rebuilt with housing on top and new commercial space at the ground level, with new sidewalks, street plantings etc. This is a HUGE part of the problem in the Bronx, across substantial portions of the borough but particularly in the central and southern Bronx, especially the Southern Bronx waterfront.
2. There are a significant number of buildings which are being "shelved", and by that I mean the owners lease the buildings as homeless shelters to NYC and earn ridiculous amounts of money. They are basically playing a waiting game for the neighborhood to pick up at which time they will pimp it to high paying market rate tenants ("transplants").
The vacant lots were phase 1 of the transformation of the Bronx, and they are almost entirely gone...a process that has taken about 30 years. Phase 2 is the transformation of the old, hideous industrial properties which are pervasive across the borough. This is happening right before everyone's eyes, starting with the properties which are empty/abandoned, and the rezoning of the Southern Bronx waterfront back in 2005. This will take easily 15 years (from now), at which time phase 3, the problem of the "shelving" of so many properties, will take care of itself, as the demand will now be there market rate tenants.
