Hi to all. I'm new to the forum, but I've been lurking for a while and have found this place to be a great resource.

I am considering buying a property in this neighborhood: close to L train Jefferson and DeKalb stop; between St Nicholas Ave and Crypress Ave. I wonder how safe is this block, and what kind of people live there.

I like that fact that it's close to Manhattan and not as expensive as Williamsburg. A realty agent told me that this area is safe and will be the next Williamsburg. I am a little skeptical about his word. I did some crime rate research, and found the place is rated as 'poor' This concerns me a lot.

I know very little about this neighborhood, any insight is greatly appreciated.

Thank you!

Well first of all, a real estate agent will tell you it's safe to drink 64 oz of clorox bleach, as long as he'll made some dough from it.

Second, it sounds like you haven't really checked out the area and that seems kind of strange in itself. That's what you need to be doing before anything....

I haven't visited the area yet. I am living outside of the city and tired of commuting every weekend to see houses. Try to find out more information about the area and decide if it's worthwhile to schedule an appointment....

Alrighty.

I'll at least tell you this. The area is not pretty looking. There are a lot of old run down looking buildings. It's somewhat desolate. And you'll find a lot of midwestern kids "slumming it up" with all of these brown looking people that live there.....

how safe to walk around during night time for a young Asia woman? I usually get off work at 8pm..
How likely an in home invasion robbery happens? Are there a lot drug dealing/robbery in the area?

Is this area considered to be the better part of Bushwick?

I used to lived in Bensonhurst Brooklyn and I consider it's a pretty safe neighborhood. how does it compare to Bensonhurst? I also visited Sunset Park Brooklyn before, is it very similar to Bushwick?

Thank you!

How could you possibly be considering buying a property in a neighborhood you know very little about ?
Isn't there a little bell that goes off in your head that says this makes no sense ?

OMG,now you are making even less sense

You are not thinking of buying in a neighborhood you know little about, you are thinking of buying in a neighborhood you know NOTHING about.

The criteria include:
1. Neighborhood gentrification
I wonder if the neighborhood is getting better lately and whether it has potential to grows into a safer place. Are there any new constructions/business in the area? How does it compare to 5 years ago?

2. Home appreciation rate:
it's going to be my long term investment and I will probably hold it for 20 years. so this is actually tight to criteria 1.

3. Rental income
I am thinking buying a multi family to rent it out -- so that it can cover the big portion of my mortgage.
I wonder how much is the rent for a 2 bedroom there, and what kind of people would usually rent the places there? do they pay rent promptly?

Thank you

That area is safer then most of the neighborhood, but it is still Bushwick. Bushwick is a ghetto area, don't listen to these real estate against calling it the next Williamsburg, because that is far from the truth. Try to see if you can find a place near Myrtle-Wyckoff on the Ridgewood side.
