You must not have ever been to Mott Haven, as there are huge industrial lots all over the waterfront...and that's where all the growth will be. There are also lots of underutilized structures that are being replaced by 5 story new developments all over the area.

You have no idea what you are talking about..as usual.

I don't consider south of Bruckner as Mott Haven anymore. What's happening there is a different story.

You may not consider it, but you would be wrong. Just because that particular area is seeing more visible change, does not mean it is not part of Mott Haven anymore. Many people don't consider areas above 96th street to be a part of Manhattan, because what is happening above 96th was always a different story, but they are wrong too.

In addition, the developments are occuring in Mott Haven as well...it was on 141st and 3rd ave (if I recall correctly) that the Bronx Bricks condos sold-out..at prices from $400K-800K for lofts...and there are more coming. In Melrose as well there are several new 2 family homes on the market for $799K...and it's just the beginning.

I heard a new bar is opening 138th street an Alexander avenue across the street from the 40th precinct, sadly enough that place used to be an Irish bar twenty years ago it was Mott Haven last Irish bar a remenant of its Irish past.

Interesting...I believe the Bronx Brewery is opening a bar along Bruckner Blvd next door to Alexanders Cafe. It's almost complete and looks great. I was not aware of another bar across the street from the precinct but I saw the renovations occuring.

But isn't the area by the waterfront technically Port Morris? According to the census data (which can be skewed becuse it is such as small area), that area has been gentrifying more than Mott Haven proper.

Port Morris is east of Bruckner Expy.

Mott Haven has also waterfront along Harlem River.

The triboro bridge offramo on the bruckner expresxway divides mott haven from port morris. Some people live around port morris, its way safer then mott haven if you ask me. I from time to time hang around the abandoned rail road tracks, once in a while you can catch hipsters taking photos of that area.

In Port Morris there was an medical waste incinerator, where amputated limbs, fetal tissue, bedding and bandages were transported from many NYC hospitals and burned. But it is closed down now when the community claimed that it might be a cancer risk for children.

According to a unreliable source there was 84 murders within the confines of the 40 precinct in 1991.

Where could I find the murder number for that year? The NYPD official site has only the figures for 1990 and then 1995.
