Anyone familair with retail leasing in the City? (buyers, storage)

I have an idea for a new type of service business that would require a street level storefront. It's non-food and wouldn't need a lot of space... something akin to the size of a Subway chain or barber shop (roughly 500 sf), with little-to-no storage space needed. It would be similar to an office, but with street access.

It need not be in a hip place either (times Square, 5th Ave, etc)... most of the traffic would be internet/referral driven. As long as it is near trains, most of the buyers would journey there, not randomly find it. On the flip side, it needs to be street level since it's based on easy access/quick stop.

I've done some research on Craigslist but the offerings are very broad and hard to filter. Are there retail-specific databases or resources I can check out?
