Arverne By The Sea: Models
Here is the data. Actually we lived there 40 years ago when it was *nice* but still much like the descriptions above. I got mugged several times & so did many of my friends. We were literally burned out of our homes by urban renewal and the then Mayor to build the next step for NYC. Here it comes. Finally. Its interesting to watch what will happen here....

future docs mom is on a distinguished road
My son is going to be an intern at St. John's Hospital. He needs to be able to get to the hospital in approx. 15 minutes. He is moving there with his girlfriend(both are white, blond)Arverne by the sea looks like it would be a nice area but not according to the posts. Where would you recommend they look for a rental?

the area around st. john's is ok.....they should look into wavecrest, they are clean buildings, and rent is not that bad.

however....
arverne by the sea is very quiet but hammels houses is a few blocks away, and as of right now, thats where the only stores are. i'm over there all the time but i'm used to the area. they may not feel as comfortable.

everything depends on what they're going to be able to deal with on terms of comfort level. overall, far rockaway is the hood (more bad blocks than good blocks), and if they're not used to it, or not committed to getting used to it, its not worth attempting to live here.

these are words from somebody who's lived here his whole life, i really only encourage people who are not intimidated of the hood, or people who have live in the hood before to move here. otherwise it will be a serious culture shock, and whats the point of walking around where you live scared? its not a good feeling.

its not exactly the ok corrall out here, but the criminal element, the ghetto mentality, it all exists and its very real.
in conclusion, i hope to buy my house, and raise my family here.

All of NYC area is being developed. Just look at Harlem - they are folk who have spent quite a few dollars to move into the neighborhood that is changing.

future doc mom.... they should look into Long Beach/Atlantic Beach or Lawrence/Cedarhurst area in Nassau County. You'll pay a little more but it is a world away. They will have to pay for the draw bridge, but if they get the commuter ticket book it is pretty cheap (as opposed to what the thieves get for $2 each way for a bridge that is about 100 yards. )

Long Beach has a LIRR station that can get you to midtown in under an hour, too. There are also many restaurants & nightlife that they will not have around Arverne/ Far Rock.

thank you. They are from Orange County, Ca and know nothing of the hood or public transportation (though I'm sure they will learn fast), or snow- it's going to be a big culture shock!

I hope they will have a vehicle for transportation... to get to St John's Hosp by reliable public transportation is dicey at best. If they stay in Rockaway you'll need to take the bus since the subway west of beach 67 goes towards the city then you'd have to change for a far rock bound A train. The bus service stinks & could easiliy wait 20-30 minutes for one. Car is the way to go.

they both have a car- are there any rental places that have a garage? I understand that there is a large car tax for NYC.

I love riding the A subway line to Arverne and go to the beach there. It's so surreal, when the subway crosses Jamaica Bay after JFK and there's water on both sides and you feel like you're in the middle of the ocean and then you disembark at Beach 60th and walk to the Ocean among empty lots and silence and you think, "am I in New York City!?".

The Arverne development is moving along, but I wouldn't move there (yet). The A subway line from or to Manhattan takes you through all the worst ghettos in Brooklyn, and then the Far Rockaway area is not the nicest (yet).

The housing projects there are not exactly great (yet). In my visits there I felt like the young black folks on the subway were looking at me as if saying, "why are you riding to the Rockaways??".

It made me feel awkward, and then the empty lots of Arverne didn't make me feel much better. The beach is absolutely gorgeous, though, and the whole area will get nice eventually. As Seventhfloor said, give it five years or so and it'll be a good area, despite the projects and the ghetto subway.
