IT WILL BE SAFER AND MUCH NICER BELIEVE ME I LIVED IN ROCKAWAY FROM 1955 TO 1994 THE UPPER WEST END OF ROCKAWAY IS NICE BUT YOUR SON WILL HAVE TO DRIVE RUN THROUGH THE BAD AREA'S , TO GET TO THE HOSPITAL. 1) If you work in Midtown East, you can take the Express bus. The communte will be about 1hr door to door if you leave before 7am. If you work in downtown, the commute is about 1hr door to door. I don't think this kind of communte is consider too bad especially when you're returning to the ocean & broadwalk every night. Of course, if you work in the west or upper east, then the commute might be too long.
2) The flood insurance is actually very cheap in ABTS because they raised the foundation by 3 feet and there is no basement. The home insurance, liab. insurance and flood insurance together is only about $1,500.

I own a two family home at abts and I love it! I never thought I would want to live in the rockaways but I'm so glad I'm here. My flood insurance in not high and the area has improved greatly.. as far as the pj's go, they are not a nuisance. PJ residents keep to themselves- it seems like pj residents bother one another more than residents in surrounding areas. There are near by areas where you can shop and eat that are nice and calm (without ghetto influences) My neighborhood has a block watch so that anyone with bad intentions knows to stay away. There is also intiatives to empty out the pj's. Many pj apartments are vacant. I believe that when people say the commute is too far they are not thinking about people who commute into nyc everyday from long island, upstate, new jersey etc? I have friends that commute into nyc everyday from suffolk county..if you like your community commute distance is not so much a burden. I talk frequently to people who work for abts builder.. the word is they are moving forward with selling and renting homes is not an option. There are also plans in the works for improving public transportation i.e a 45 minute ferry into lower manhattan and express trains from far rockaway into manhattan.

First let me start of by saying I am a life long Rockaway Resident. I Lived in Belle Harbor, Rockaway Park, Rockaway Beach, and Arverne when there was nothing there, but barron land. I live near the Knight of Columbus and I am only 5 blocks away from the Hammels Houses and have never had any problems. I am here 5 years and love it.
I also own another house on Beach 92nd St. But I love the ocean and want to be right on the beach, so after many years here I decided to by a house in Arverne by the Sea. I am looking forward to moving in any day. I am also happy to see so many people moving here from other places, like, Mnhattan, Flushing, Rego park, Forest Hills, Howard Beach, and many areas of Long Island. I have met so many of the new people and let me tell you they are great...... and the neighborhood is being transformed as we speak. We really needed some new blood and active people in the community. If you havent been to the area in a while, I reccommend it. How do you have one of the largest developments in the east coast going on and not even take a look at it. It is also one of the safest places in the city. Dont listen to all the negative garbage from others.....Come look for yourself. Besides one pct in SI and maybe Central Park pct, the 100 Pct has the lowest crime rate in the city. We have many wealth people who are moving in the area In fact one of the equipment managers from the Mets bought a home not to mention a couple dozen cops and fireman....... No matter where I lived In Rockaway I have always felt safe and never had a problem. Many people believe the only good areas are west of B116 St, this is ludicrous and those people are very norrow minded in their thinking. There is Public Housing in Rockaway and it is probably here to stay, However these areas of Rockaway are not riddled with crime like the message board makes you believe. There are some small problems just like other parts of the city. Arverne by the Sea has the feeling of the suburbs, but you are still in the city and only about 1 hour commute from lower manhattan........Take a look at the location, It is one of the best beaches, with one of the longest boardwalks in the greatest city. Yes the transformation of Rockaway is going to be a long task, but so was the transformation of other areas of the city. Pina Colada anyone !!!!

I'm gonna make a comment about the ferry service. I truly hope that the ferry service from Rockaway can be maintained. It would truly improve the transportation to work in Manhattan. The main concern I see, however, are the fuel costs. I've already read about at least one ferry that had to shut down due to high fuel. And where I'm at, my common charges went up due to increasing fuel costs; and that's despite the conversion to natural gas. And nope, we don't have a boat.
My point is this. Fuel and oil are gonna kick everyone's butt if the economy doesn't get itself together. And one of their victims may well be a well-needed boatride in the morning from The Rock to the Money Makin'! But hopefully not!

ferry service from out there will never be successful, the costs and the time involved will doom any ferry service, look at a map and you'll see how round about a ferry trip is and when people can use a subsidized train that is less expensive and faster which do you think they will choose?

My thing is this: it all depends on where the ferry leaves from in Rockaway. Because if its not within walking distance for people, it makes no sense to use it. If they were to implement this ferry, I don't think I would use it because I would have to take the train in Manhattan once I got off anyway.
Plus the Staten Island Ferry takes 20-30 minutes one way. The Rockaway Ferry would have to travel around Brooklyn and up New York Harbor. On a map it looks like a much longer distance. What the peninsula really needs is express train service from Manhattan.
