There are several new luxury apartment buildings that have gone up in Long Island City, right next to the Queensboro Plaza station (N and 7 lines). Within sight of Manhattan. And also close enough to Astoria to be able to take advantage of that neighborhood's amenities, too.

So I've narrowed my area to Astoria...are there any good luxury apartments in that area you guys would recommend?
Also, really worried about roaches/bugs/rats...are they common in Astoria? what kind of apartments are more prone to them? Any advice appreciated!

There is a poster on here, latikeriii, who was initially happy with his new-construction rental apartment in Astoria but then started having big problems with shoddy construction.

As was mentioned earlier in the thread, you're not at a "luxury" price point for a 1BR in Astoria. In addition, there's actually very little new construction in "prime Astoria" (i.e. near the subway and other amenities). There are various newer buildings down by 21st Street, and some have nice views and luxury features, but are a hike from the train and the places you'd likely want to hang out.
Regarding the pests issue -- there are pests in practically every building in NYC, including "luxury" buildings. You're at the mercy not only of your own cleanliness but that of your neighbors. Not much you can do about that, aside from avoiding buildings that are obvious pigsties and not being a slob yourself.
Astoria is a nice neighborhood, and at your price point, you can almost certainly get a nice, updated apartment in a prewar building at your price point. You could do worse.
