Harlem is priced out now for the average wroking/middle class family. It is still possible to get something in Harlem but the chances are getting somthing are getting slimmer and slimmer.

I have to go with SobroGuy and his coments on thread.

Mott Haven can only be developed but so much, there are PJ's that take up a lot of the area.

Melrose, and Morrisania are very close to Harlem right across the bridge, and a quick trip into Manhattan. While Morrisania is not desirable right now for many people, keep your eye on it. It is rising quickly.

For a working/middleclass family it is affordable and has several good Catholic and 1 Seventh Day Adventist School that all serve the 1st - 8th grades, if the family is inclined to prefer parochial schools.

You also have the beautiful Crotona Park which seems to be getting better an better every year. They have the "Friends of Crotona Park" organization. Which if you are familiar with these types of park organizations, they connected with Central Park Conservatory. Morningside Park in Harlem and Prospect Park in Brooklyn are example of Parks that have been transformed by their "Friends" organizations.

There is no reason why residents of the Morrisania community cannot eventually enjoy the same quality of life as the residents of areas of Queens around Flushing Park, and areas of Brooklyn around Prospect Park. They already have in place the parochial schools, the parks, and the transportation.

As for the construction of this development to anything that was gut renovated in the past 30 years, I would think it is all comparable. You can't compare newer construction to anything pre 1970. Even the newer constructed apts in Harlem selling for half a million to a million dollars have issues.

These apts seem much more spacious and modern than anything in Harlem for a similar price. A 2 bedroom, in a walk up, that gets a new kitchen and a bathroom in Harlem will rent on average for 1500 - 2000 in a rent stabilized building. If you can get it cheaper, it just means that the former tenant was there a long time. The renovated kitchens and bathrooms will just be basic ones, not as modern as these at the "Tiffany".

Yes, I agree, sobroguy. The operative words are AFFORBALE and NEW.

Why 1999 data?...sometimne you haave to deal with what the U.S. governmet and Google dole out. Actually 1999 data might not be too off base being that the end of the Clinton era marked the end of any real median income growth in the City. In fact Joe Median & Family might actually be poorer today.
