Whitlock...if the middle and working class were not already moving to the Southern Bronx, I would agree with you. Alas they are and continue to do so as more and more developments are built specifically for them. At this point Melrose is the example most other communities are following.
I don't forsee the "South Bronx" name changing any time soon, but instead people are calling areas by their proper names: Mott Haven, Melrose, Concourse, Longwood, etc..as each of these communities really are distinct and have their own flavor/architecture.

No, I don't catch you drift. A poster on here stated that he was a section 8 tenant and his landlord complimented him on being one of his best tenants. He stated that he always kept his property clean and never caused problems.
I don't know why the people in your building would get mad at that.
Also, what do you mean by "wrong" people?

The majority of my tenants are Latinos. Puerto Ricans, Dominicans, South Americans. I have about 7 white tenants and 2 black tenants. The black tenants are great tenants. Not the ghetto type I refer to in previous post. They don't subscribe to that "hip hop" street culture and lifestyle. They are educated, well spoken, visually non-threatening, clean cut individuals. One is a doctor (recent graduate) that works in Westchester Medical Center, the other is an IT for NY Life Insurance Company. Both meet my 40x rent rule with good credit scores, among other rental requirements.
Unfortunately, the majority of black people that inquire about my vacancies don't meet my rental requriements and to be honest are ghetto. Definiately not the type of people I want living in my property.
So to recap...it's not a race thing but a CLASS thing. I want the best tenants the Bronx has to offer regardless of race. If I could find an educated, well spoken, visually non-threatening, clean cut Section 8 individual to rent to, I'd jump on that opportunity in no time and get that INFLATED RENT MONEY the goverment is willing to pay to house these people. Unfortunately, I have yet to come across an educated, well spoken, visually non-threatening, clean cut Section 8 individual. If they're out there, I have yet to see them.

Just wondering: if you have a middle-class black man who happens to work in the finance sector, makes good money, has good credit, and is a good tenant in all areas, but he loves to listen to hip-hop and he talks casually (or "hood" as some might call it) around other people in the neighborhood. Would that stop you from renting to him?

Depends. You are asking me what if questions. I would have to meet him in person to size him up and determine if he is too "hood" for my liking. If he's the social type that like to "chat it up" with the locals, then in my book thats a no. no. Why? Because while I have a ghetto-free building, my block and area isn't ghetto-free. There are a sizable amount of ghetto section 8 and welfare people on my block. If he starts befriending the locals, then what's to stop him from inviting the ghetto locals over to his "crib"? Before you know it, it's hangout city in my building. Can't take that chance. I prefer to rent to people that keep to themselves. Those are the best. Social people are not good to rent to as they always need to have people around them. They can also be a nuisiance befriending everyone, people in and out of their apartment like its a hotel. Oh hell no!
