Its better to wait it out. Real estate prices are artificially high right now. Give it a year or two and the prices should come down, in some cases they will come down substantially.

Breezy Point is nirvana for anyone with children who wants a great place to spend the summer and even all year! Some previous posters seem to be confusing Breezy Point with one of the Beach Clubs which rent cabanas for the summer--they are NOT the same and other than sharing the same beach, the similarities end there! I work in midtown and leaving home before 7am can get to my office in 35-40 minutes--coming home, not so easy. Most drive into Brooklyn and park near subway or an express bus and go in that way. Small price to pay to live in Paradise. We have free school buses whether your child goes to public or private through 8th grade. No matter where you live in NYC unless you are talking top 10, the public high schools suck anyway, so carpooling or having your kid commute to Bklyn, Qns or even the city for Xavier is no big deal. Stores are close by in Belle Harbor, Rockaway, Erskine St off the Belt for some bigger places. Kings Plaza has been remodeled and is decent as well. NYC in general has improved in the past decade. Any home is expensive. You must pay 50% in cash, with a max mtg of $300k. 2 banks, both have offices elsewhere. Summer stores in the "summer" area--i.e., no cars, park your car in the lot and walk in--everyone uses red wagons. A few good restaurants, some nice bars. More than anything else here--the most incorrect statement is about the lack of sense of community. That poster could not have been further from the truth! This is the most community minded, solid, love thy neighbor place I have ever seen. People got trouble? Neighbors show up and help--cook, carpool, even weed the garden. Serious illness or tragedy? There'll be a fundraiser to help, and in the case of lost parents, it'll be an annual event until the kids are in college. Ill? How about a blood drive where the blood bank runs out of collection bags way before they run out of people willing to donate. Tell me about another neighborhood anywhere that can compare--everything about it--PRICELESS!!!!

Spent many hours in Breezy Point. Its pretty nice especially considering you are still in New York City limits- something about skyscapers behind the dunes. If you can swing it and do not mind a bit of a commute, go for it.

it's going to be tough to find a nice summer place to own. what i do is drive to riis park and walk over to neponsit and down a couple streets. the beaches are nicer, the people are more normal, and very little of the riis park drama bleeds over.

I don't know much about breezy...however...if they tend to leave their doors and windows open while they are sleeping and/or away from the house...I, along with my sticky fingered friends, might make it a point to visit (and often) this summer. =)

I remember spending summers in the early 70's at Breezy at friend's bungalows...bathing suits day and night, red wagons and Mardi Gras....
What wonderful memories.

That is the difference between the people from the 'hood and people from breezy point, in the hood if it isn't bolted down people will take it, in breezy point nobody would think of taking someone's possessions and that is precisely why the houses there rarely hit the open market, when someone wants to sell, a buyer is chosen by relatives, friends and neighbors. It is a very tight closed knit community.

Lol..APVGUY...that was ailly of you to make a political and societal statement over an obviously silly and sarcastic statement. And remember, criminals live in all places, and come from all income brackets, races, and cultures...with Breezy Point no exception.
I also find it funny that you not only don't live in Breezy Point, but you don't know anyone that lives there, and have in fact never entered the community, yet you believe you can speak for the community members and claim "nobody would think of taking someone else's posessions, and that is precisely why the houses there rarely hit the market."
