Breezy Point
I grew up in Queens, and have lived there my whole life. I am currently considering buying a small summer house in Breezy Point. I've never been there and do not know much about the area, aside from the Rockaways have some really good and some really bad areas. Can anyone tell me about Breezy Point?

Well, it's FAAAAAAAAAAAARRRRRRRRRR away from the city. I know that much.  I've never heard anything bad about Breezy Point. Just that it's a pain in the booty to get into the city. I hope this can help.

It is a very secluded (exclusive) area that has very little crime. Since you are buying it as a summer house, you will not have to worry about schools.... there are none.
There is a state road that runs through the area. All of the side roads are owned by the cooperative and you need a pass to enter & park. There is private security that patrol the area & staffs the main booth at the entrance.
I don't know if this is still the case... the land is owned by the Breezy Point Coop and the homeowners own the building only. You needed to be approved by the coop board, recommended by two other residents, could only use a limited list of banks to get a mortgage & required 50% down payment. These were the rules many years ago, so I am not sure if they are still in effect.
But the locale suffers the same problems as the rest of Rockaway, it is far from just about everything. No decent shopping, public transportation, schools etc.

^that's a pretty accurate description of breezy's economics and layout. i'll comment on the people at breezy. most are really obnoxious. the place is packed with teens and 20-somethings who go there to get drunk and have drama, groups of 'parents' who get drunk in their cabanas while their kids run around like wild animals, and arrogant sh*tty girls with (or without) their douche-bag roided-up boyfriends.
it's going to be tough to find a nice summer place to own. what i do is drive to riis park and walk over to neponsit and down a couple streets. the beaches are nicer, the people are more normal, and very little of the riis park drama bleeds over.

Well lets see..as you all said in previous threads,no crime , private,30 minutes to Manhattan, 10 minutes to Great schools, 10 minutes to plenty of shopping, oh yeah it' on the only private beach, in the five boro's, and on the bay side you can see the nyc sky line,,,your right why would you want to move their, Please foward me pics of your neighborhoods with a copy of your crime report , and lets compare..............dmj888@aol.com

Uhhh... 30 minutes to Manhattan? Yeah, at 3AM and no construction on the Belt Pkwy, maybe, if you are lucky.
10 Minutes to great schools? Where? PS114 until 5th Grade then you are screwed unless you pay for St Francis de Sales school then what are your choices for HS?? Beach Channel, hah. Or 2 Bus rides to a couple of parochial girls schools and Xaverian for boys.... not what I call great schools and more like 50 minutes away especially considering the way the Green Line buses run.
10 minutes to shopping?? OK, it is close but I wouldn't send my wife and kids to Kings Plaza any day of the week. I hope you are not talking about anything else on Flatbush Ave? I guess you take a Dollar Van if you want.
As far as the beach and a secure neighborhood.... it is one of the best. Amenities? Forget it, you are trapped. Good times to be had at the Mardi Gras.

 This is a summer rental...........And yes if you choose to live in Breezy St. Fran. is a very good school, co-op fees 2500... St. Fran 1500 per student, not bad....ok. from your "beach house" in the Hamptons, or Jersey Shore , How long is the commute to the city...........2 1/2 hours, seems about fair........once again give me one place that beats it, that fits all your criteria, you think jersey shore or the hapmtons have good schools........try again......., and what are you looking to shop for,,,try 129th street, ........

For a summer place in the 5 boros it is the best. Even for a year round joint, it is still pretty good but it is an oasis in a city of disappointment.
Personally, I think you may get more for your money in Long Beach. Better area and a much more sense of community. Downside is the Long Island taxes.

Breezy is a very unique demographic mainly consisting of Irish Americans. It is true that to get a mtg you will need to use one of 2 approved banks (one which is only operated within the gates) and you need 50% down to buy. Believe it is 3 references from residents who live there and are established (a large percentage are 4-5th generation now). And even then you still have to get board approval. Majority of the kids go to the Catholic schools in Brooklyn. There is one grocery store that is more of a large convenient store. To do any kind of shopping you have to go outside of the gates and into Rockaway.

Here's a thought -
Since we are omitting price , I live in the 5 towns section of Nassau county, LIRR about 40-45 minutes to Penn Station, private beach approx 1 mile away , shopping galore on a number of main strips, very low crime and (something not found in Breezy Point) lot sizes of ¼ - 2 acres
Just a thought
I wouldn't use this as a summer house because there is a phenomenal school system but you pay for it in taxes and would be wasting that money by only summering here
