I was hoping someone knew their way around the NYC D.O.B. a bit can help me with a question:

I have a semi-detached home in queens (think 'All in the Family' house) built in the 1920s. There is a free-standing single car garage in my yard (most likely dating from the same time). 100'x20' lot R4-1. Garage is 14'x10'.

The house was well maintained. the garage, no so. Even the cement slab its on look to be on its last legs.

I would like to go about replacing it in kind (not changing its use/function, size, material types, etc).

My question is: Since it basically has to be rebuilt from the foundation up, is this very difficult from a legal/DOB point of view? Will i be able to just put in a simple slab on grade on the same spot and build a new wood frame garage? Like, will i have to comply with new crazy setbacks that would make it logistically impossible to build new? (existing is only a foot or so from property lines... typical for the area and type), or provide deep footings/foundations.


If i have to have a set of drawings made for it, no problem, i can get an RA/PE. I just want to know if there are any legal hurdles in my way.




There might be on wrinkle: The DOB website currently shows my property listed as "1 building" while neighbors with a garage in same fashion are listed as having 2. Do i need to have my existing one "grandfathered" in somehow first?

I think it will ultimately be DOABLE, but you will be making a heck of a lot of phone calls .

It sounds like whoever put in the original garage didn't bother with permits.


Any guess when the garage was added?

Ok, i have since done a bit more legwork.

According to the DOB, homes prior to 1938 never had CoOs. My house itself has no real CoO. You can look them up online, and my and my neighbors houses all have generic CoOs that do not even match our addresses.

I feel like i am living in limbo or something!
