Whitlock, please refrain from claiming any of these new developments are "section 8." That is completely false, and all of these developments have strict income, family size, and credit requirements. If you don't meet their rigid income requirements, you will not get an apt. If you click on the links, you will note the income requirements for each of these developments, and this includes Courtland Corners.

It means they accept section 8 so long as they meet the income, credit, and family size! You are required to be eligible for Section 8 AND meet all other requirements, whereas the usual Section 8 development simply accepts anyone with section 8.

The income maximums here are low, because they are targeting this group specifically, whereas most other developments in the area are higher income.

Definitely, there's no income minimum in these particular apts either. What are all other requirements except documents as unemployment award and social security letters, child support and current section 8 voucher?

For all of these new developments, you have to meet family size appropriate for the apt (i.e. 5 people won't go into a studio, and they don't want 1 person in a 3 bedroom), they pull your credit (I don't know what the score required is), and criminal background check. Even if you meet all of these, they still hold 50% of apts for residents in the community board, and a few preferences for the handicapped and city employees.

So with such stringent criteria, you can see why it typically takes awhile to fill these buildings. They don't bend the rules, and they have no issue waiting a long time to get the right tenants...which is the right way to do it.

I agree, it's an improvment compared to NYCHA eligibility policy.

I've lived in the Bronx for 90% of my life and I currently live in Parkchester. There are some decent areas but you have to know the area and be realistic about staying safe. I think I will always have that stance about safety even if I moved to Mayberry USA. The concept of unlocked doors, french doors,or ground floor windows is foreign to me. If you expect the Bronx to be that kind of place it's not but every area outside of Pelham pkwy,Riverdale, and Woodlawn isn't a hellhole either. I like Parkchester just fine. I haven't had issues in my building or the neighborhood but I don't walk around Westchester Ave after dark. To me that's just common sense.

Jasper to be fair..if you did walk around the Southern Bronx, you would note that many of the 5 story tenement buildings now have 100% glass doors, and an increasing number of the 3 family brownstone buildings have put back the wood and glass doors which were originally there...myself included. I have glass french doors at the entrance...and never had a problem...my neighbors have/are doing the same.
