I want to get a work permit to put a half bath in my cellar. I contacted an architect and they are asking for $3000-4000 just for the architectural fee, not including the DOB fees which apparently are about $500 more.

Is that a reasonable price?

No, it is not...unless you are a successful RAPPER putting in a 2000 square foot SPA. (Make that THREE bidets please.)

Call others and get competing bids.

It did sound a bit excessive. I already started asking for bids from other architects. Waiting for an answer.

Can anyone recommend a decent architect for such permits?

That sounds about right, doubt you will find anyone to do it for much less. Thing is even that 1/2 bath will require them to draw up plans of at least the basement and maybe even the whole house

I have the house plans in pdf, and from what they told me it seems that they only need to draw up the changes that will be made to the basement. I think the fee is mainly for their signature.


$3000 was the lowest quote that I got so far
