Hi,
I am about to start building a house in Queens Ny and my architect told me that the max height I can go in the cellar is 8feet. I would like to get 9 foot ceilings down there. Does anyone know what governs cellar ceiling height? The zoning is R2-A and I don't see anything there that mentions the ceiling height.

ceiling to curb level. if from ceiling to curb is > 50% of total ceiling height then you have a basement. if less than 50% then you have a cellar. there's no way around it.

Ok, how do you plan to hook up to the sewer main?

And, do you really want to be the lowest release point for THE sewer? Remember: check valves are illegal in NYC.

Doesn't that depend on how deep under the street the sewer is? If the sewer is 20 feet down, that's different from one that is 6 feet down, right?


Another angle is that if one is BUILDING a house, a higher basement/cellar does not necessarily mean digging deeper. It could also mean building higher. In other words that 9 foot ceiling can come with a 1 foot higher ROOF (and first floor and second floor.)
