NYC Co-ops and Rent Control
I posted this question in another forum on this Board.
Just wondering...
Do New York City Rent Control Laws also apply to parking garage spaces for residents in a coop? In other words, if a coop increases the parking rental fee in its parking garage, does that increase also apply to those non-shareholder folks living in the coop under rent control and presently parking a car in the coop's garage?

I would imagine so (the increase would apply), but it might vary depending on the coop.

No, this law does NOT apply to coop parking garages. Garages IN coops are in buildings owned by the coop corporation and not under NY control.

I live in a coop in brooklyn and they just raised the maintenace fee 11.3 percent without being specific, other than costs are rising. I have a one bedroom and the fee would be 719.00 a month. They do very little maintenance as I found out when my radiator leaked and compromised the wall that I thought they would fix. Any thought on how I can fight these problems. I am beginning to thinl I just should have bought a house--if I wanted to do work. Brian

If you think that further explanation is required, ask the board to convene a meeting of the shareholders. MOST co-ops are facing this level of increase, if not more, at present, with the contracts for staff, the increased cost of heating oil and just about everything else that goes into running a building costing more.
